Looks great!

I don't understand why your neighbors would want room between the fences, though. That's just a breeding ground for unmaintained space that will look like shit in a couple of years. Both fences should go to the line.

They're old as hell and have nothing better to do with their lives. They're also realtors and think that they can tell me what to do and how to do it. In the end, I only gave up 6" or so, but it really is ridiculous, because there's a 4-5 ft gap between the 2 fences, where I really could have utilized more of my property for the dogs.

Been sick the last couple days, but here's the finished product!

Gate on the back side of the house
20151023_150601_zpsqcbgsqqh.jpg

20151023_150608_zpsbmnqkuwc.jpg

The patched and seeded all the dirt that the first guy dug up and left all torn up, looks 1000 times better than what it was left as
20151023_150613_zpsroyxkgol.jpg

Here's the fenced in part of the yard all graded, seeded and complete. This is looking over the fence from the back corner
20151023_172348_zpsvcnoxizp.jpg

Here you can see the inside of the front side of the fence, due to township restrictions I couldn't go any farther out past the edge of my house
20151023_172403_zps2xcv1zyw.jpg

20151023_172526_zpsgirsi2ii.jpg

The inside part of the yard that the dogs will get to roam in
20151023_172546_zpsnvcfrvkr.jpg

They also removed all the rock and bs that the first guy dumped on the hill, and regraded it to slope down nice and gradually. Since I didn't want my dogs climbing up behind the wall, they added a little half fence to prevent them from going up, and mulched the top of the wall between the fence and the wall.
20151023_172551_zpsy7x1t4j4.jpg

And here's the front side of the yard and fence from the street
20151023_172248_zpsmlwi3tb1.jpg

They raked, and regraded the whole front side of the yard, put down top soil, grass seed and manure over top.
20151023_172248_zpsmlwi3tb1.jpg

They seeded all the way up the side of the hill on the left, I don't really want grass on the big slope, so in the spring I'm going to have them come back, put more mulch and a small ornamental tree down and add some rock.
20151023_172223_zpsdq9z1i8d.jpg

And here it is from the front, you can see how the fence comes straight across off the edge of the house, and actually climbs up over the wall. This was the best option that I had to make it look right
20151023_172236_zpse4i746we.jpg

Overall it was an extremely painful and stressful situation getting ripped off by the first guy, but in the end, I'm glad that I ended up having this other company come in to finish the job and do it right. The first guy would have half-assed everything and I don't think I'd be as happy with the end product, so in the end, although it sucked, it was worth it.

That really came out well! Huge improvement. The second guy did a good job.

And the dogs will climb the wall to the left of the half fence like steps and get up there

Thanks man, I'm very happy with the way that it came out. I thought about that as well, but my 1 dog only tried going up there once before and I didn't let him, I can't imagine his big ass squeazing up over the stone, but I definitely will keep an eye on him

It they are anything like mine even being big they will use the wall like that as steps unfortunately. My recommendation would be to the that little piece of fence extended over the wall to be flush with the face of it.

Engrish?

Thanks J, I'm going to stain it like a dark mahogany brown to match the trim on the house

Doubtful, as they're not really big climbers, but like I said, I'll keep an eye on them and see how it goes. The half fence should hopefully be enough of a deterent, and the steps are there so I can still get up there for maintenance when needed.

But their gripe was that there wasn't enough room left on my side of the property for "maintenance" After moving the posts back 6" there is now 4-5 feet between the 2 fences

that is so dumb... just because they are realtors, they think they are also county inspectors... you are too nice... i would have said complain to the council and went right up to the property line less any setback required... as long as you pass inspection, they have no right to tell you what to do on your property... people suck, i'm sorry you have to deal with a neighbor like that... if you went our further the 'maintenance area' would have been in your yard and you would have taken care of that space... now it's between the two spaces straddling the property line, who takes ownership of maintaining it? are they going to split the cost with you to hire a landscaper?

It really is stupid, but I have had enough issues with asshole neighbors harassing me that it wasn't worth the argument. It really didn't take that much away from the yard overall, and although it looks stupid, in the end, I kept the peace.

Keeping peace is the right way to go except sometimes you do need to put the foot down because you can't let them tell you what to do all the time. It's your property and you are the one paying taxes on it.

I'd use that area between the properties they forced you to waste as the place where I walk the dog to take huge piles of steaming fucking dog shit every fucking day. I would also stain that side of your fence something really fucking ugly like the color of bloody vomit or something. Fuck those assholes, passive aggressive style.

Anyway...you are the man...and I'm pleased that you got resolution finally. I can picture that when it's all set up with chairs, fire pit going, some hookah and cheeba cheeba smokin...some purple drank and whatnot going...a little Michael McDonald on the Hi-Fi...that backyard is gonna be a seriously awesome chill spot. Put up a hammock...bitches love hammocks.

Seriously Chris...looks awesome...
question, what's the deal with the gutter near your gate? It extends up past the roof line.

Ironically, not a half hour after the argument, I took big man out, and he literally went right to the property line, hung his ass over onto their side and dropped a massive deuce I told the landscapers that he was just showing how he felt about that extra 6 inches of yard

I'm far from resolution, I'm in the process of filing my small claims suit against the first asshole, I had to wait until the work was completed to see if there were any additional hangups or issues that needed addressed. But yes, it is now my chill spot and I'm psyched to have the fence and such finished.

Thanks J, that is actually a vent for my radon fan that had to be installed before I closed on the house, given the hilly/mountainous terrain around here, Radon gas is a big concern in basements, my house inspection and closing determined that the radon fan had to go in, they made it that color to match all of the other gutters and downspouts

Looks great!

Question - why is there a bunch of hay in the backyard? Dogs or horses?

Are you going to plant grass?
Are you going to make smores on the fire pit?
Are you going to get shit faced and cry about the Penguins sucking around the fire pit?

They put the straw down over the mushroom manure and grass seed to protect it from the dogs, and prevent the dogs from tracking it into the house (I have yet to let the dogs back there)

They triple seeded grass seed, however I'm afraid that it's too cold/late to root.

I had a thought, early this morning.
If the dog going and shitting on the line doesn't send a clear enough message...I want you to do it too.

Let the dogs out to explore their new yard, they loved it, and then proceeded to romp about and throw straw everywhere, so I cut it short

At least I know they like the yard!

How's your interior project coming along? Not too much updates from that part of your castle lately...

Thanks H, I was nervous that the weather wasn't going to cooperate with the grass seed as it was snowing/sleeting during the week that the work was done, however it's encouraging to see the seed rooting and showing up. Supposed to stay in the 70's all this week. I just went out and watered the grass real good.

Not much going on inside right now, dumped a LOT of money to get the outside done so I haven't been up to much inside honestly, but I'll get back to it as the weather gets colder.

Yard project came out nice man. It's fun to wait for grass to grow. I just grew some grass for the first time and it's very rewarding to look at it now haha.

Thanks man, it really is cool to see something come from nothing. And after being stuck with a half assed yard for so long, it's very therapeutic to go out there and water the grass and just see all the progress that it's making. I took a couple more shots last night

Nice work Ack!

The dogs are going to go crazy in that yard space...

Any thoughts to planting some bushes on the upper terrace in the back yard (above the low wall? Might look really nice. You could do some shrubs in the rear and some low flowering plants in the front of the area, with a few trailing plants to hang over the edge and break up the edge of the stone. I love landscaping.

Good work on the grass, too!

Not much going on inside right now, dumped a LOT of money to get the outside done so I haven't been up to much inside honestly, but I'll get back to it as the weather gets colder.
Yeah, it's impressive how much you got done before the cold weather really hits. I'm guessing you have shrubs and etc. incoming...?

Any thoughts to planting some bushes on the upper terrace in the back yard (above the low wall? Might look really nice. You could do some shrubs in the rear and some low flowering plants in the front of the area, with a few trailing plants to hang over the edge and break up the edge of the stone. I love landscaping.

Good work on the grass, too!
The dogs love it for sure, I have to keep them from romping all around because of the grass seed. Been taking them out 1 at a time because otherwise it would be thunderdome in there

I'm planning to put bushes up top behind the wall at some point. Not going to bother with any of that until spring

Not until spring, going to get some small trees out front of the fence and up on the hill, and some bushes behind the wall

Got super lucky with the weather being in the 60's the last few weeks. Grass has been coming in great!
