Did that in a Chevy Astro van as a 16 year old. I didn't actually flip the thing, but I'm pretty sure I was on 2 wheels.

So I've always filled up Shell 91 VPower, nothing else. Yesterday when I went to put in 30L, I noticed they've replaced it with what I can only assume is its successor, VPower Nitro+ (I live in Canada if that matters). Anyone try this before and notice any difference? The ads suggest it just has more additives and is simply just a leap forward in their top of the line product, but there are no discernable differences with a single tank of gas. I'm guessing the benefits are long term unless it's all bs (less gunk in your valves, etc.).

I guess that was a stupid question. What gas do you guys use? How do you like it compared to Shell?

There's a guy on here who had a similar setup (09slammedTSX)


His wheels were 19x9.5 +25 with a 5mm spacer up front/20mm spacer rear. So I know my setup is achievable, just not going to be easy.

I bought the visors second hand without clips/brackets
Ordered kit # 08R04-TL2-200R1 which is supposed to come with everything I need
Found a DIY online that says 5 brackets are used per side (http://acura.bernardiparts.com/image...s_BII41536.pdf)
Kit only came with 6 brackets?

So I'm thinking that right around a year from now I want to buy a house.

Those homeowner's out there. Got any advice for me? Or things you would have looked for now that you know what you know? Just trying to get a baseline for how early I should really start to look, and what I need to know about realtors.

 

Put together a list of what you 1) Absolutely need, 2) would like to have, and 3) Do not want. Use that when working with your realtor and when looking at houses.

Figure out approximately what you're looking for and how much it would cost. Estimate your monthly payment, including insurance, taxes, PMI (if applicable), HOA fees, etc. Take that amount and start socking it away in a savings account each month. This will help with the down payment and make it very obvious if you're in a realistic financial ballpark before you're 100% committed to it. It's much easier to downsize before you've bought then after if you can't afford it. Starting a year out will give you a good sample of data and should put together a decent down payment.

Ask around for realtor recommendations from friends, coworkers, etc. Talk to a few and find one that you sync with. I've always used "grandmotherly" realtors that have lots of patience and don't just want to close a sale to get paid. Best one was a lady that would sell a few multi-million dollar houses a year to cover her living expenses and then worked with buyers (i.e. me) mostly for fun and to help them get what they really want.

It's never too early to start looking to see what's available, but depending on the market what you see today might not be there in a year, a month, next week, or even tomorrow. But the more you see, the more you can start to identify features you like, areas you want to be in, and pro/cons of the options.

When you're really ready to jump in, pull out your list of needs/wants/don't wants, and start looking. Once you've got "the one" (or two or three), get an inspection and be there when they do it. Listen to the inspector and don't be afraid to ask questions. Try to visit the area in the morning when you'd be leaving for work- preferably during the school year when traffic would be at it's worse. Make sure you'd be okay with the commute. Visit again after work and check out the neighborhood - is it full of kids playing and golden retrievers? or crackheads? Check it out on the weekends. Talk to the neighbors; see what they have to say about the area. If possible, and applicable, check what future development will be happening in the area - dropping a low rent apartment right next to your new house is a great way to kill property values.

Shoot for a middle of the range home in the neighborhood. You don't want to be the biggest/most expensive. And stick to your budget and needs.

I'm going to be buying one most likely in the next few months once my roomates gf moves in. I've been told realtors are the way to go. They'll be able to negotiate bids better and get inside info on what houses might be going up for sale.

 

Unless you're dealing with a For Sale By Owner, you're like 99% certain to need a realtor. If the house is listed with a MLS and the seller has a realtor then you need one. Their realtor works for them and doesn't give two shits about you buying the house (they won't say that, but c'mon). Bringing your realtor in and they can help level the field a bit and help navigate the plethora of paperwork.

The buying and selling realtor commissions come out of the proceeds to the seller (i.e. they pay both realtors) so it doesn't cost you anything to have your own. In one instance, the seller and I deadlocked on the sale over a couple thousand dollars and my realtor talked to theirs and negotiated a slight cut in their commissions so that we'd close the deal. Out of the ordinary but wouldn't have happened without my own "backup" on the job.

In a small to mid sized market, your realtor will likely know all the other realtors and will know what tricks and shenanigans the others pull. When I bought my last house, we knew to go ahead and ignore one particular selling realtor because she always listed low and then had tricks (oh, a sudden new bidder has appeared!) to bring the price up at the end. Saved some time by not even dealing there.

FSBOs can save you some cash, but they aren't always what they're cracked up to be. I tried selling my first house that way and got no interest. Listed it with MLS and bingo; gone. Think of it this way, there's nothing wrong with trying to sell it yourself to retain more profit on the sale, but as a buyer, think about what else the seller might have tried to do for themselves to save some $$$. Nothing like unfucking the previous owner "fixes" once they start popping up. Not saying they're all that way but it's something to consider.

 

Oh, and make sure you still have some savings in the bank after the down and first couple months payments. You want some emergency funds on hand in case you need to do repairs and junk.

A house is sort of like a car purchase on steroids... There's a hefty initial investment followed by a long string of smaller payments but you can't neglect insurance and upkeep plus the occasional unplanned repair. Don't get caught out otherwise you'll need to sell me your supercharger for pennies on the dollar (you know, hypothetically speaking)

 

I dunno about actually buying the house, but get that shit inspected.
A family member just bought a fairly large house which he got for "a good deal." The house has endless problems and things aren't to code.

A year out is probably early to be looking. Nothing you see now will be around in a year and if it was there is something really wrong with it and you don't want it.

But, it's not too early to start looking at listings online to see what's out there. And you might start talking to Realtors to find one you like. It could be a good idea to go see a few houses now though so you can get a feel for what's out there and what you get for the money. If they're good they'll understand you're doing your homework right now so you're a more informed buyer later.

You won't pay them anything. They get paid out of the closing costs the seller pays when their house sells. That's why you need a good realtor that is willing to work to find you the right house and not just "good enough" so they can get paid. If you find one and tell them you're looking to buy in a year and they're still eager to work with you, they're probably a pretty good agent.

 

My only advice for joeblow, is to make sure you have a good inspector before making the final decision, there are some lazy inspectors out there.
