I would never buy a house where I would need to rely on a tenant in order to pay the bills. That's just asking for it. Also, these people need to build some skills. I can develop a completely bare basement into a 1000sqft 2 bedroom rental with kitchen and bathroom for 23.5k. Sure it takes me longer but I'm also not dumping another 30k just to have someone in 5 months sooner.

I put the condo on 30 years and put 5% down to start on 5 years terms when I bought it and after settling I realize I had no issue paying almost double and since it was an open mortgage there was no problem/penalty doing that. Technically shortcut my mortgage from 30 to a bit under 20 yet have the flexibility of paying less if for some reason I couldn't afford it at some point. The added flexibility was in my opinion a great safety feature. Heck, I could even freeze my variable rate at any time until the end of the term if I foresaw the rates going up with the bank I was, which would have been pretty easy considering I work in the real estate world.

It's the biggest thing to worry about at that threshold.. used to happen in the salts a lot. There's a fine line between going fast and taking flight.

Light with too much air that goes under = lift off!
Doesn't help if you put a lot of pressure on the back and rely on the motor weight to keep yourself on the ground.
Happens "more often" with racecars obviously. If you check pictures of the front of the car there's some aero work done but apparently not enough.

Has nothing to do with a stripped interior. A few hundred lbs is nothing in comparison to the force that is being exerted while accelerating. It's the pressure that builds beneath the car.

I'd lower the front end and put some functional diffusers front and rear to balance out the rear down force. Also a possible culprit is the rear tires spun before flight. Traction is very important in keeping the nose in it at that speed.. back off and there's nothing working against the drag force.

You used to be able to put 5% down and take 35 years, and while I understand the implications of having a long ass mortgage like this for some people it was the only way to have a place of their own. I take example on my mom who's barely making ends meet yet she'd be just fine if it wasn't of the new rules.

People also seem to want to 'keep up with the Jones'' by buying bigger and bigger homes. I lived in a 1300sqft home until the age of 7, and then my parents upgraded to a 1700sqft for a family of 4. And it was plenty of room for us. Back in 1992, 1700sqft was considered a decently large house. These days it's considered as "way too small".
I have a friend who's building a 2500sqft home right now for just two people. Why? He even admits it's way more than they need but they do it anyway. And he now has fears of being laid off. Oh boy.

Fair enough, but the rules were changed so that people don't have crazy long mortgages for the rest of their lives. It gives people the opportunity (at least in theory) to save for retirement if the house is paid off faster. I'd imagine if someone struggles with a 25 year mortgage as opposed to a 35 year one, they likely wouldn't be saving much, if anything, if they're on that longer interval. Fact of the matter is that most people can't afford to retire these days.

American dream though. Big house, big car, big debts. I see some houses with no furniture inside. House worth $600,000, 2 Merces in the garage, flatscreen TV in the living room but bed on the floor and tiny bistro table in the dining room. Empty rooms everywhere. Education is important. Oh I don't doubt that it does remove flexibility, but where do you draw the line? Eventually some people would be saying "well if I could have a 60 year mortgage with 1% down, I could be able to do much better for myself". People need to take a good look at what they want and what they need.

At the end of the day it all depends on the person right? I'd be perfectly comfortable living in a very small space (as I already do for that matter), 400 - 600 sq ft seems fine to me. All I need really is enough space for my bookshelves and computers lol

Anyhow, I rented a new VW Passat. As soon as I got in it and started driving it, I hated it. Now, a VW CC on the other hand may be a different story. But, an 08 TL is better than a 15 Passat all day long. Hope you guys have a great weekend!
