True, however, the housing market always rebounds, just depends on how long. Canada has never had and never will have a housing crash like the US had in 2008- our banks are much more regulated here. That's not to say the market won't crash- it did back in the early 80s here, for different reasons, but it took about 8 years and it completed rebounded.
My parents built their house in '93 for 170k. After 20 years, they sold it last year for 422k. Granted, if you're moving into another house, you're paying just as much to get into it, so technically you're not exactly making anything. However, if you have income properties and sell them off, you can do quite well. Everything comes with risk though.

J, you also have to understand that property tax in TX is astronomical. Say crabs buys a house out in Sugar Land for $250k @ 4.5% w/ 20% down. His mortgage will roughly be $1013.
His property tax will be $730.
Still think it's an investment? Now that value will fluctuate based on appraised value, but it's more than likely going to trend higher than lower for that area.

And these peeps are not the rich@$$ living in Vancouver who truly CAN afford the nice cars and $$$$$ homes. We're talking white people. Sorry, not trying to be racist even if I'm wacist 99.9999% of the time.
Yep.. people always like to live beyond their means or at least right on the edge of it. Maybe they think they want to buy where they think they'll be and now where they're at..
I dunno...where I'm at, there are idiots putting down the bare minimum and buying $1M+ homes left and right...and you KNOW they can't afford them.

Edmonton is close to Ft. Crack, the oil capital of alberta, where lots of money is made by lots of people. As such, it keeps driving Edmonton prices up.
Van is definitely expensive to live in- everyone I know who moved there ended coming back eventually lol. Edmonton is trending towards that, with house prices climbing year by year, however there is obviously more draw to picturesque Vancouver. I couldn't imagine having to drop a cool million on a house, lol.

Has the worst weather, worst drivers, worst roads, and generally poorly-educated population I've ever seen. Only reason why it's $$$$ is because of its proximity to the oilsands. I've never seen a city more poorly planned from a civic engineering perspective either.
There is ZERO reason why any city with those factors has property that averages $500K for "starter home". Give me a break...
At least in Calgary, it's more justifiable as it's significantly more picturesque, has better roads, better city planning, and overall amenities...sure, the driving there sucks too but, I'd take that over the whole package from Edmonton.
And oh. Oilers.

None taken whatsoever. Born and raised here, however, we've contemplated moving to Calgary, for many reasons. It's in the 5 year plan. Still close to family, however, a WAY nicer city.

There is this apparent rivalry between Edmonton and Calgary? I don't even see how it's a competition!
I mean, SURE...it's one-sided for Edmonton. Calgary has stopped caring maybe what? 10 years ago?
I'm just wondering because there are themed casinos like circus circus in Vegas that were really nice years ago, and now on the verge of being bought out. Just wondering if the mall has kept up it's pristine.

that sounds like Jersey, Maj...Chip was telling me his taxes are about 10K too! In Florida, we're at 3K and we still have to do our Homestead Exemption for next year to get taxed even less. Jeez...that sounds nuts...I think I'd rent forever, or have to get a mortgage that's super low to accommodate the taxes. Or live with parents
Our goal with this down payment, the price range we were in and getting approved on only HER income was so that we'd set ourselves up to NOT live paycheck to paycheck and to know we'd have the ability to pay the bills no matter what comes up in the future.

The waterpark is cool if you've never been there before, but kinda gross also. Last time I was there they kicked everybody out of the pool because someone dropped a bomb in there. I've also heard there's a shit ton of mice and cockroaches due to the warm weather and high humidity. Pretty nasty. The amusment park is cool if you're 8 or under. Maybe 10, at the most. The big roller coaster is good for giving whiplash, lol. Other than that one ride, they're all kiddie rides.
The mall itself isn't in bad shape. They do renos there every so often to keep things fairly fresh. There are some good stores, but really, you can find the same stores in any other mall. They even have doubles of some stores there. Why? Is it too far to walk across the mall?
Lots of hood rats hang out at the mall too. It's cool to see once or twice, but beyond that it's nothing all that special. I can feel my blood pressure rising when walking through that mall because of the hoards of people.
