Hardwood floor replacement underway...

Not sure if you guys remember since this has been going on for about a year... but we finally got our hardwoods replaced this weekend. Nothing like craming it in before the holidays!!

My wife and I packed up all breakables last weekend, and on Thursday and Friday we moved as much as we could into our Master Bedroom and Bathroom to get it out of the way. The work started at 7:30am Saturday, and finished up around noon yesterday. Below are some quick before and after shots I took. The before shots were obviously before things were all packed and moved and the lighting is slightly different in both pics... but you can get the idea. We made the builder upgrade our floors, so since the manufacturer is different, the color is slightly different. We LOVE the new color. The old one was more orange/brown whereas the new one is more red/brown. I know it's tough to see the new color b/c of the lighting... but I'll try to get one later when the sun swings around if the carpenters are gone. Anyway, it looks so much better with our furniture and cabinets... so we're very happy with it. Now the next two days will be filled with the trim guys replacing the shoe molding and cabinet base molding... and painters caulking and painting everything. Then the cleaning crew and we can hopefully start unpacking the master

Anyway, below are some pics...

Before #1 (you can actually see the wood boxes stacked by the windows)...

After #1...

Before #2...

After#2...

And for fun... here is what our master looks like. I couldn't get the whole room in the shots... but you can get the idea. Oh, and don't mind the little old couch... it was my grandmothers and yes, it's getting reupholstered

What did the builder do wrong that enabled you to get a free replacement floor?

The new floor is Bruce. Only a handful of us got it, which is nice. What a difference in quality verses what was there before (I don't remember the old manufacturer... was a company I never heard of)...

We had moisture issues in our crawl space which was causing boards to lift, split, and buckle.

The builder replaced our entire floor the week before we closed. Then at our 90-day warranty, replaced 75 boards. Then, after they did that we found an additional 55 boards that needed replacement. At that point they agreed to replace the whole floor... but we wanted to wait until after this summer. So, in August they redid the moisture barrier in the entire crawl and added a drain. We had 3 separate tests to confirm the problem was fixed, which it was... so we allowed them to replace the whole floor. Hopefully this is it!

Also, the builder has had this problem with about 10 other homes in the community. Some of our neighbor's have been through 2 or 3 complete replacements b/c the moisture problems were never solved before the floor was replaced. The few that fought to have the Bruce floors installed are the only ones who are happy... so that is why we pushed for them and thankfully, got them...

Good for you. Way to stay on them - make them do what is right.
Floors look great. Our's are Bruce and we are very happy so far.

^ But what a pain in the ass. Seems like some kind of work has been going on since we moved in. This is the last major thing. Rest is minor stuff... then we're done.

I guess it could be worse... we could have to pay for all of this work . Plus, we have gotten a lot of nice things for free out of the builder over all this time... to really, I can't complain ...

You can buy those columns at home depot. They're not that expensive. Go buy a couple and place them in the middle of the living room and then let me know if you like them :-p

Actually, the free-standing ones are legit as they are load bearing. Not sure if the one's at HD can be used in load bearing spots (even though the column inside the pillar is doing the actual support)...

hehe.

Nope, no columns in the master... only in that area. Well, the outside has columns on the pergola... but I don't know if that counts...

Thanks

Funny enough we haven't used it yet. I refuse to put it outside until we buy a cover for it since it was so damn expensive. So for the last year it has been sitting in our living room (which is why I had to move it out of the way for the floor replacement).

Beautiful floors and home. We recently had wood put in ur home - about 2000 sq ft of flooring in our 3000 sq ft one story. Our home is on a slab so they had to float the floor first to be sure all was level. That took one day. The next day they laid the entire 2000 sq ft of flooring and trim. We chose the Mannington Jamestown Oak. The planks are 4" wide but the floor is not as durabvle as we were hoping. We are very happy with the wood thought.

^ Nice!! I'd much rather be in your position where you chose to upgrade verses us having to have the floors replaced b/c they were buckling, splitting, etc... But, it's almost over (thankfully).

The trim guys are here finishing up and the cleaning crew is already wiping everything down. They'll be vacuuming and mopping once the trim guys are completely done.

Oh, and I just remember the brand of hardwoods we originally had... Mullican. That is what was ripped out.

^ Thanks! We love it as well and we pretty much eat under there all summer. Actually this past weekend it was in the 70's and we ate lunch under there both days...

Well, trim work is done (shoe molding) and the floors are cleaned. All that's left if the molding for the base cabinets in the kitchen and moving the furniture back out.

I'll try to get some pics later today when the sun swings around to see if I can capture the color better then I did above...
