Isn't your crib like 700K CAD ($34.50 USD)
Mortgages in Canadark are harder to obtain...not much though. Still plenty of millenial-types and/or just-plain-stupid people getting into debt they have no chance of paying off.

Ask Taco about his city and Calgary -- which is now a vast wasteland of nice $1M-esque homes up for sale!

My place with landscaping and the finished basement is about $800K...which is $34.50USD.

Edmonton is doing alright. It's Calgary that got hit hard. Market hasn't changed here at all.

The dumbest idea I've seen was a couple sell the house to each other to "up" their worth?

Supposedly, it worked. But, hey...they have a walk-out to a man-made lake now.

Just kinda funny if you walk into the house, it's barely furnished and her car, a 2002 BMW 3er is being fed REGULAR gas and now routinely won't start cuz her husband got laid off.

And no -ing today. I'm actually working from home. One of the awesomest things I learned about kid going to pre-skoo is how I'm getting my @$$ kicked with infections and etc. On some antibiotic right now for a sinus problem.

Good times.

Wait. How does that work? Wouldn't they just up their debt? Why the fuck would someone do that? When it comes time to sell, it's only worth what market demands... Not what they demand. I'm clearly missing something here.

I know people who tried playing the system with rentals. Aka, husband owned his own house, then met wife and she move in with him. She then bought a property on her own and they only put 5% down. Well someone caught on and said "nuh uh."

because they are married, they considered her house purchase as a rental property, regardless of who is on the title, and they were forced to pony up another 15%. No idea how they did it, but yeah, someone was watching.

Dude...I have no effing clue. I did not try to understand it either...but, that's apparently what they did. She moved in...she "bought" it from him. And then, he "bought" it back. Somehow, it upped their borrowing power and now, they are in a giant-@$$ house.

Don't ask me about these weirdo tactics. I don't need to try that hard to get into debt, thanks.

I have some friends in Calgary who recently bought their first house. The market their seems to be better for buyers, and house prices seemed to move a bit more than here. No where near even 10% lower though. Maybe like 5-6% lower.

The other weird one: The wife has some family and even friends who got jealous and started acting bitchy after we moved into this new place.

I do not get it. Why do people get jealous of new homes? If you want one...buy one? I'm now poorer.

same kind of rule here. to be able to buy a house with a non-conventional loan(5%down), one of the requirements is that you have to live in it.

At least another 1.5 years out until the Calgary market improves, I believe.

Same here. WagonJr came home with the 24hr funk last week. It hit mom this weekend and me last night. I had a double header at the Superbowl. And then passed out for like 13 hours. Just woke up and feel like I fell out of a moving car, down some stairs, and landed in a huge pile of brain-knives.

Equity from the other place yielded a nice amount given how little was left on my initial mortgage. So, sold the place...paid off THAT mortgage. Used the profit and some savings to eat off about $480K. I still owe a chunk as you can see.

I wish I was that rich.

So fucked up story...

I was watching the news with wifey yesterday... Came across this segment talking about a veterinarian that had two dogs in this clinic that he owned and really abused. The news story started with him coming out of the courthouse after he was charged and was now potentially facing jail time and some hefty fines.

He claimed he was "training" the dogs... But some of the staff working there said he'd kick, punch, and torment the dogs. He kept them locked up in cages for the majority of every day, etc. Just a real piece of work. They showed the dogs and they were fucking terrified. I was like wtf... Who does this to an animal? What a piece of shit.

and then they pan to his face. Fucking nammer. And he is (was) Toby's and Panda's vet. they showed the clinic too, confirming it.

Im glad I never left that piece of shit with either one of our animals, at any time. He seemed alright, though I must admit, I always got this fucked up vibe being there. Something felt off. I guess not enough for us to stop going there. Noticed the staff changed every time I was there... Thought it was strange. Now I know better.

accused of choking, punching and kicking two dogs at his clinic in Edmonton. He was also found guilty Monday of not providing the dogs with adequate food, water, shelter and space.

You never drop cash on a home if you
You hoard cash.. need lots of liquid assets..
I'm the same way..

Wife looking at new homes and I'm like

I rather pay PMI and hold cash
I have stocks and shit.. but I like having cash for whatever
Like homie opening a wing and craft beer joint, who wants in..
