I think you misunderstood...the house you linked has those upgrades I mentioned....usually a house (of that price) comes with carpet in the living and dining area but it has hardwood there, hence the upgrade

a similar house without those upgrades are $120-200k!

^^^ well not necessarily...it depends on the neighborhood you are in...
as they say you dont want to be the cheapest or the most $$$ house in the neighborhood....anywhere in the middle, and you will get the most back for the upgrades you paid for....
unless, you go from rustic oak to freaking cherry wood and pay 30K more in a 250K house, you aint gonna see much come out of it when you go to sell it...
but spend that 30-50K on a million dollar house in a 1.5mil community and you will get every single $ you put in it...
as they say you dont want to be the cheapest or the most $$$ house in the neighborhood....anywhere in the middle, and you will get the most back for the upgrades you paid for....

Justn, since you're a young single guy, might want to consider having roommates. Pay house down quickly (7-10 years). Then profit, rent your room out and buy a house more fitting your lifestyle at that point.
Or if your life changes, take ownership back and you're at least ahead of the game. Just note that if you tie the knot, wife gets half immediately

no one would want to buy it LOL....unless you are priced in the middle and you got a banging deal....

Only a dolt wouldn't buy the cheapest house in a prime neighborhood. Usually the issues are easily fixed, instant equity. Biggest issue here is foundation issues. This usually drops the home value in half, when it's a 25-30k fix. I almost bought a house that was valued $80k under estimate because previous home owner rammed his truck into the garage (foreclosure), and took syrup and jelly to the carpets and walls. We're talking 10-15k max to fix. Unfortunately bank took some suckers bid before ours and ours was 10k more.. dumbasses. Those homeowners got a steal. Now house is almost new and they gained nearly 100k equity within a year.

the 250k budget is with a roommate.
I can afford it myself, however, a quick contract will take most of the load off.

we had upgrades which amounted to about 40K (including upgraded hardwood and adding hardwood to dining and living areas, faucets, tiles, insulation, appliances, etc etc)

if you plan to keep a room mate or 2 who will respect your property and not just trash the place, I say its the best thing to do....it will help you pay the house off very very quickly....

It's community property here, but I heard there was special common law circumstance for a purchase by a couple who are not yet married but lived together. I can't find an example though. I was told a home purchased before marriage but shared equally can be deemed community property once married. Might be wrong, you'd know better

You pay high taxes because expensive house. By comparison, if you paid our taxes, you might fit an 18-wheeler in there.

we just dislike the 100+ deg weather....when we were down in Austin and it was past midnight and the wifey and I were roaming around downtown, hitting some clubs, it was 100+ past midnight...was insane....
we can take some cold/snow better than 3+ months of constant 100 plus degs summer

Haha nah I wouldn't be surprised. I'm not too far from you, it's the almost the same here. It just seems like they are more motivated to maintain when it shows 100% of the time instead of just 33%. Therefore Texas girls are 66% hotter than midwest girls. It just makes sense mathematically.
