Are the wood projects taking a back seat to the leather stuff or is this more of your wintertime projects when too cold to work in the garage still?

For now this is more wintertime stuff for me. If selling this takes off then I'll obviously do it year round. I just have two wallets to wrap up and one tote bag to finish stitching and we'll be ready to launch.

Welp, it's the end of an era. We signed a build agreement for a new house that's under construction right now. Will be done in late September/early October. With our roommate only getting bigger and more mobile, we are completely out of space here and it has become a need for a bigger house so we finally pulled the trigger on a new build after almost 2 years of searching for a resale home. When we moved in here 10 year ago we only thought we'd be here for 3-5 years but that obviously didn't happen. Sad and happy all at the same time though.

New house has an unfinished basement with sufficient power for a permanent indoor woodshop so I can keep at it year round. Stay tuned for that build that'll be coming this fall/winter!

We're struggling to warrant the need for a new house right now. Space is tight but I'm trying to thin down as much crap as we can to be able to make this work for a few more years. House in my neighborhood have been selling within a week, but our buying power is shrinking

That's why we jumped now. It's not going to get any cheaper lol.

House is ~2800 sq ft without the basement (which is unfinished on purpose) walkout basement to get material in/out of the shop. 4bdrm, 4 bath with one extra roughed in bath in the basement. 3 car garage, was pushing for a 4 but the lot wasn't wide enough to add it.

We took a gut punch today & had to terminated our contract [again].
Back on the hunt, and only have a month to get it done.

Short version:
Offer accepted, close date 6/8
Contracted sale of our house but needed 6/20 as close date
Seller's agreed, but never signed the extension, claim they never agreed to it. Today is the last day to get our earnest $ back, and they're 'kindly' giving us our option $ back as well. So, I'm only out an inspection, appraisal & survey

We're going look at 6 places tomorrow, hopefully one is a good fit.

Man, I would be pissed. Hopefully its a blessing in disguise. Something better is out there for you.

Ouch...that really sucks.

Everything happens for a reason though, I'm sure something better will come along. Did the buyers of your house back out too or are you homeless now?

Thanks man! I may ping you for tips on using sketchup for modeling floorplans and layouts. I'll have to get drawings done for the basement to get some walls up and power run over to the shop area. Looking forward to building that area out, it'll be cool in the end.

I'm going to spend more time build crap for the shop than building crap in the shop.

We're on track to being homeless

We found a really good contender on Tuesday (1 acre huge back yard, pool, large shed, covered back porch), it had been on the market for 3 weeks & we were trying to figure some reno costs for some things it needed (flooring & master BR/bath expansion).
It went under contract yesterday. They just took the first reasonable offer they got, and weren't interested in taking any competing offers.
Had we known they were that motivated, we'd have been a bit more proactive on it

We've got some strategy working on a few things. The one we just terminated is not 100% off the table yet.
Would be great if the one from Tuesday backed out & came back on the market, I'd jump on it.

House is finally at a point where the mechanicals are all done, have our pre-drywall walk through tomorrow. Went over to see everything yesterday and took videos/pics of what everything looks like without the drywall on so I know what I'd be getting into if/when I open up any walls or have to do any modifications. Once the walkthrough is done they'll insulate, put the siding on, and start drywall/finishing. Things go pretty fast once all the skilled trade stuff is completed.

House will be done at the end of November. Basically the last bit of finishes and stuff left to go. Current house sold last weekend and we managed to align all the closings and move times perfectly so this should (I hope) go pretty well.

One of the things I aim to do ASAP after moving is finishing the basement off. The current plan is to portion off a good chunk of the basement for a wood shop. Shop will have two circuits for running two higher draw tools at once (dust collector and table saw for example) and some outlets on the ceiling for powering air filtration up there. Will also add a ton of lights as well. After that's done, I'll figure out an ideal layout and stuff. The basement does come with a bathroom rough in for drains but we don't plan on finishing the bathroom right away. Will probably do it in the future though so I plan on running water supply lines there but not connecting them to anything just yet. Rest of the basement will be some storage/mechanicals and the rest will be a TV/game/whatever area.

Going to work on drawing up some plans soon so I can submit for permitting and stuff.

Any thoughts from those who have done a basement, what did you do that you feel was/is a great idea and what do you wish you would have done?

No basements here for the most part as well, unfortunately. I would love a basement.

Bet you are super excited about a heated shop. Glad you are finally going to have one now so we can get year-round project work posts in here

lol I'm pretty sure the first several projects is going to be setting up the shop and building more shop stuff before things actually come out lol.

I am super interested in watching the build-out of the shop actually more than the things that come out of it. You make a lot more stuff than my occasional projects so I will be very interested in how you setup your permanent shop knowing I will be building one at some point.

I'll definitely document the process here! The overall plan is to finish almost the entirety of the basement in one go, aside from the bathroom, so the first bit will be a lot more than just the shop but I'll definitely show the specifics. I've been working out of my garage long enough to know what I hate and need to fix at this point lol. Overall, the basement will need everything from framing, to HVAC, to electrical, to running rough supply plumbing. I plan on doing it all myself aside from the drywall since I fucking hate drywall work. Will also contract out the carpet too.

One of the really cool things I got advice on was to put a bathroom fan in the shop to vent any fumes that you might get. I thought that was fucking brilliant and will likely do something like that myself.

After, that is, I reroute the dryer vent which, inexplicably, is vented into the shed & not to an outside wall

Bathroom fan won't move enough air to vent heat. You need something that'll move a lot more air for that...

One of the other things I need to address in the shop is general air filtration. Thinking either a box fan with some furnace filters on it or one of the turnkey air filters you can buy out of the box. Not something I need to deal with now but a consideration either way. Both will require a ceiling mounted outlet to power it so that's something I will have to plan for.

Even in the peak of summer, the shed wasn't too stifling, if the dryer wasn't running. I think once I reroute the dryer vent, it'll be alright. Maybe add a window for the cross ventilation with the doors open, but don't want to lose wall space.

Does the shed have a ceiling or open rafters? If you have open rafters, just put a roof vent on the opposite side of the window and it should do the same thing.

Open 'rafter' it's barely >6' to the joists, pretty simple structure.
No projects on the horizon, so not really spending any time in there at the moment. Still need to get it organized.

Anyone here finish their own basement before? Looking for advice on basement foundation wall framing and how to insulate it properly... Google and YT give me like 100 different opinions lol.

So far leading candidate is to put 1" rigid foam onto the concrete and frame over top of that. I think I also need to add fiberglass insulation as well? What about a vapor barrier?

Look at what builders/contractors/building regs for your area call for and go from there.

I spoke to my builder. They said no vapor barrier needed and all insulation to meet code is already present so I'm good to go with just framing, electrical, and HVAC. I started on drawings...will post when I'm on my work computer and export the PDF's.

We've been looking at the same, along with a softener.
We had a softener at our old house & can definitely tell the difference without it.

Water softener here is a must, the water is super hard due to getting it from ground water rather than surface water. We are looking into a filter to go on top of that.

I think my wife's company has some soft of filter, but I don't remember if it's whole house or single point (under sink). Will check & report back

They are expensive AF! lol. That might be overkill for me since I'm on city water anyway.

Update on water quality saga. I spoke with the city public works department and they said they see this all the time with new construction homes. Apparently what happens is that the water heaters get installed and filled up early in the build process and sit idle/stagnant with water temps at perfect bacteria (not harmful to health) breeding conditions for months and that makes the smell. Solution was to crank the temp on the water heater to max for about 3 hours and then flush all the hot water lines. That seems to have fixed the issue. Also installed a water softener and that's also doing a good job. Looks like we dodged an expensive bullet with water treatment stuff but are still going to get a water test done.
