I'm a landlord!! With the purchase of my first home, I decided to keep the condo and rent it out. Well, after being on the market for about a week and a half, it rented for full asking price!
The guy is a college professor and seem really cool. His credit score was over 780!
Anyways, just had to get it out as I am really excited!!

That's awesome ATX!! We were thinking about buying a condo or townhouse to rent out down here, but they're building so many houses that the rental market sucks.

The guy just called me the other day and seems great. He was concerned about screw holes showing if I were to take down the curtain rods.
I thought that that was an excellent sign of how things were going to be taken care of.

My parents have two rental properties and my grandpa made a nice living off of rental properties (which has grown today to almost 200 properties
), so hopefully you have as much luck.
Make sure you know your rights and your tenants rights. There's always people out there trying to screw you so look out. But it sounds like this guy is pretty good.

Damn.. nice. We are trying to find out what we need to make our home legal for a business. Over here there are alot of homes that have been transformed inside, for clinics, dentists, kidcare etc... And therefore being a business you would average rent or lease of at least 5000.00 a month. We pay for our home 1450.00. Imagine.. pay itself plus extra money to pay for our new home. I know of course that there will be different tax brackets and so on.. We are still researching our possibilites.
No actually i live in Allapatah. But I dont really know how its done. I see you are from Miami... I am sure you know were 47 ave and Flagler is.. Well around that area, to be specific its on 4th street NW and 50 ave, INSIDE ALL RESIDENTIAL, there are 3 corner homes that one is dentist, one is peditritian and other cant remeber. I went to that dentis, and other than the upgrades to make it a more office place feeling, its a Residential home. So i hope we can do it.
Coral Way and Bird Rd more south and west from you have houses that are right on those roads. Since they are major roads, I don't know if they were fully converted to commercial or just partial where they live in their business. I've never been to one. I'm sure someone from south FL can chime in.
Guess not.. But hey, these examples that I just gave you around 47 ave and Flagler, are not in major streets. They are on corners, but no main street. I have also seen homes around my area, (allapatah) that are business homes. Like you said, not sure if people live in there or fully converted.






I always wondered how they got away with that unless the zoning changed.
