My grass is dead. Us Kalifornia people don't have the luxury of green grass unless you have synthetic, or you're made of money. The county hellur strict on watering... First time caught you get a warning, second time 25 bucks, from there on out it keeps going up. I think the max is 500 each violation...
They caught my dad at 4 AM and left a note on his door. Or maybe the say the water on the cement.... But he was watering in the early mornings.

I have already replace four trees in the backyard and they are now dead. Just got them in March.
Hasn't really rained here much at all, which was expected(Farmer's Almanac), but, haven't been doing the early morning/late evening waterings....which I am sure hasn't helped, but the water bill is already high, so, going to have to worry about the grass/trees when we are seriously thinking of moving, and it NEEDS to look good.

1) water is usually cheaper
2) less wind thus less loss
3) lower temps thus less loss
4) you'll decrease the chance of burning the turf
5) gets the water in so the grass can withstand the days sun/heat
If you ever notice most sprinkler systems will kick on like 2-3 hours before day light. That's why the golf course is always wet first thing. Night watering works too although you risk the chance of introducing mold.

When I do water I go out naked with my hose and waive to all my neighbors... (Which house am I talking about though)
Nah, I have my sprinklers set for I think 3:45. We can water twice a week.
Odd number houses: Tuesday and Saturday between 8PM - 6AM
Even number houses: Wednesday and Sunday between 8PM - 6AM

Not to mention that if you water at night, the excess can cause mold (or so I've heard). Personally I don't water... I live on two acres and it would cost another house payment. When I re-did the plumbing in my house though I diverted the grey water (showers, laundry, bathroom sinks) to water my trees, I lost three one year in a really bad drought. Good for the septic tank too, toilets and kitchen sink go into it, so it's not constantly filled up.

In the GTA, though, not sure that the prices can get much higher. Right now, suburban areas are probably benefitting the most from the current market, because the urban centre is getting just too expensive for most.

I think it depends on the area, where we are, prices are climbing higher and higher, so, I don't see it slowing down just yet.

California is so up and down. I see the trend though. Years back when it crashed people were buying houses for 550k+ and then not being able to afford them. People are doing that again, I'm trying to see if I can capitalize... Our friend bought his place for 340k in 2015 just sold it 2 weeks ago for 429k.

goal is to eventually only have to cover insurance and taxes and travel to retire to be a couple of jetsetters that go to far away lands (that have a.c. and cheeseburgers and cable) and explore and buy massive bundles of herb to put in wesley pipes.

What we missed was using potting soil, mixed with top soil, when putting them in the ground. That, and a "transplant" nutrient. And we made the holes in the ground bigger. Once we replanted them, we water maybe once every 4 days, for like 20-30 seconds each, and that's it. They look happier than ever now. Lots of new leaves coming in... this one tree in particular, we thought was done for. it lost 75% of it's foliage.
