20% down will let you avoid the mortgage insurance that is mandatory until 20% of the house is paid for. Which depending on loan size can be 50.00 to 150.00 per month on top of your loan payment.
Thats why I am saving money also, to put minimum 20% down.
To Justin's defense, he is asian. They are more multi family than most americans. Indians ( not the red dot forehead kind ) and mexicans do this a lot also. : shrug.

This and getting a mortgage loan nowadays is getting more difficult.
20% down will let you avoid the mortgage insurance that is mandatory until 20% of the house is paid for. Which depending on loan size can be 50.00 to 150.00 per month on top of your loan payment.

I put 6% down on my first house purchase back in 05.
I bought that house from my parents so they could get a different house.
Then I sold that house moved to Texas and when I moved back I took over their house again.
I rent this one from them so they could retire and move to Florida. They wanted to move quickly and not worry about the house, so I started paying on it.
I basically pay their mortgage plus some and pay taxes and such on the house I am living in also.
My family also stays a little closer and family orientated. Nothing wrong with that. Plus the way the economy is, until they get their house paid down to where when we sell this house theirs will be paid off.
Don't want to be making payments if the dollar falls and foreclosures start happening wide scale. At least this way 1 house is paid free and clear so we have a place to fall back too.
That and I don't want to live here forever so we are saving as much as possible so when the day comes for me to transfer we can move quickly as well and not have a house sale over our heads.
Family: blood is thicker than water.
