Finally did the laundry room. I did a quick update when we moved in, removed the popcorn, new outlet covers, new wire shelf, paint, new washer/dryer, and floors along with baseboards but never a full reno.
Walls and trim were beat up from the previous owner (maybe locked a dog in there?) so I fixed the walls, replaced all door casings, door frame, new outlets, crown molding, tile, and cabinets with some paint. Did most of it at night so took a little over two weeks. Bought the cabinets online, look cheap in person but oh well.

Stairs are done, minus some paint touch up and adjustments of the cable angles. I did end up removing the wall under the stairs and plan to put in a drawer and two doors for storage.
Revisiting this cause I need to get stair treads picked here with the builder soon and actually really want to do this in the garage. Did you build those treads yourself as it appears they are a flat treat and with like a 2in piece as facia coming down to hide the LED strip? I thought you had more pictures of the stair build but I dug back through almost every page and didn't find them.

Hey Jason, I used oak ‘cap’ stair treads but I can’t seem to find a link for them. Basically, I cut the nose off my old stairs and used this oak piece that fit over top and created a new nose. Within that nose, I routed out a channel and recessed led strips with an opaque diffuser. I’m heading to Lowe’s in the morning and I’ll see if I can find them but I’d think you’d have better options with a new build.
I can’t seem to find a pic with the side profile but it’s almost like granite counters, they double the edge to make them look thicker.

Appreciate that. That is a bit what I was affraid of. My stair sections are going to come premade from a local guy my builder uses that just builds stairs. I won't get to have the actual treads then on hand to do any modifications to. Going to like to come up with another solution then I guess.

Ask for them to get delivered ahead of time? Shouldn't be that much of an issue.

this was my plan and honestly, it’s a bit more classy IMO.
Projects have slowed but the pergola roof has become super brittle with the sun and needed a replacement. Ended up finding some greenhouse material that hopefully will last longer so I redid it.

We have had a little herb garden but the old one started to deteriorate and looked like shit so instead of buying one, I made one out of cedar and added a screen to disguise our HOA mandated hood chain link. Removing the two beds
Those metal screens are really nice. I would be tempted to hide the HOA chain link fence all the way around with them but I am sure they are money.
Thanks and the plan was for the podocarpus to cover the fence but it's just taking forever. Our dog eats herbs so we wanted to keep the garden but I hated the exposed fence so screens are great. They weren't too bad, $89 each and $22 in spray paint to make them copper. The plants on the other side are growing much faster, fence is almost covered and the podocarpus on the outside is huge.
Ahhh the greens look so much better. I find it crazy that an HOA requires a chainlink fence.
That pricing is not all that bad either though. I really expected they were like $150-200.
HOA’s are odd, they now allow metal fence but too late.
Screens are usually in that range but always on sale. I bought the one below and black was on major sale so despite wanting copper, I bought black and scuffed and sprayed to save $200 cause I’m cheap.

Nothing major update wise, decided to redo a few door frames which led to repainting the upstairs bath ceiling and walls along with the guest room walls (eventually ceiling). Like most of my projects, I couldn’t stop with the basics so I added an accent wall to the guest room.
Due to the drought and crappy sprinklers, we had some dead spots so grabbed a pallet of sod.
Garbage disposal started spewing water so that got replaced. Luckily we caught it early but the wood is a little funky now.
Finally got a new table and chairs, it has two leafs but we ain’t got no friends so this works too.

I wanted the InSinkErator Evolution Pro 750 but settled on the one below because I could find it locally. We were having people over for the holiday so it would suck not to have a kitchen sink or dishwasher.
