well basically, we talked, she eventually came out, was suppose to be for 3 days, turned into 15 or so. Went out there a month later for thanksgiving, in December went back and mvoed her back here.

The last thing you need to do right now is buy a house. Will a mortgage company even approve a loan for someone who doesnt' have a job? Believe me.....get done with school FIRST! I'm working towards nursing school, and it's going to be a pain in the ass holding down my condo, bills, etc. when I start the program.
She needs to suck it up and move back home. You both need to focus on school and get that out of the way. THEN when you've finished and have good jobs you can get your own place together.
And if you're worried about whether she'll stay around that long, then it wasn't meant to be to begin with.
