I almost bought a 4 plex a few months ago... even fully financed would have been a positive cash flow of 1k over the mortgage, tax and all that.
Even with only 3 of the 4 units rented out, it would have been even. I'm still trippin on that deal.. wife is smart, but she was like..
I rather put money down on another home for us.
The property was ocean view. Property || Road || Beach ~~~~ Ocean
The units were facing perpendicular to the beach tho.. still.. a great property.
Anyways..

Ocean view? That's not in Austin...3-of-4-plex rented to break even giving you 1-of-4-plex for a vacation property? I'd have probably considered that actually. As long as it wasn't in California.
