The auction, backup bid accepted, at almost 10K less than the original auction closing. My guess on the the original contract is that it didn't appraise for enough. Important to a flipper, not to someone in love with the neighborhood and wanting to live there for the next 30 years.

Honestly, I'm just ecstatic that we have a friend title company attorney working/friend realtor working on it and we seem to have all our financials in a row.

The only scary part about an auction foreclosure is, "no inspection, as is" and "return of 3% deposit is not contingent on loan approval"...

Now, I may or may not have gone to the property with my channel lock/little giant and flashlight to turn on the water, all appliances, checked attic and insulation, and may or may not be a certified but non-practicing home inspector. This house needs: garage door opener repair, worm gear door, broken plastic cog. Refrigerator, the took theirs. Storm shutters for insurance mitigation inspection, someone stole them.

Paint, because wife says. That's it...this house needs a little exterior TLC. The french doors are a good indication that it's not builder grade...history is that the builder built the home for his son...with a bunch of upgrades and a solid foundation. When the market boomed, son had the foresight to cash out and walk away with a TON of cash. Market shit...people shit...

That said, we also may be purchasing a 2200 square foot house with massive 2 car garage made of concrete block, great layout, crown molding in every room with nothing but 8 foot french doors and canoe/kayak canal access from the yard. Not my first time to the rodeo, this house, this location. I fucking and would live there forever. No HOA, family oriented neighborhood where we've already met some owners who told me they have monthly parties at people's houses they drive to in their golf carts. Walking distance to the grocery store/red box...walking distance with zero car interaction to a 12 mile path next to a canal for dog walking and bike riding to the nearest mountain bike trail from my house...1 light to all major highway intersection, great school zones. I must make this house ours. We peed in the yard on the first day we checked it out...it must be.

best part, so far, I get 2 car garage for my garage queens that would likely get jacked...but, locked side dual gate side yard with poured concrete for a previous boat where I could safely park and lock up my TL.

So, an unexpected development...apparently, I lost my work iPhone somewhere on the plane ride home or in in Vancouver International yesterday.

Given my history with the iPhone, my team thinks I purposely threw it out into the ocean. Seriously, I didn't!
