Well....

The wife and I just made our fist ever offer on a home. I'm kinda worried b/c there are so many things that need to happen and need to get done if this goes through. The offer alone was like 30 pages. We are real excited and hope the seller take's the offer. The house has been kept real well and is ready to move in. 4 bedroom, 3 full bath, $129,000.

Any pointers during this time???

Just have faith in your agent (hopefully you looked around a bit and got a good one), they usually take care of any questions you have.

It's really not bad.... Just relax and hope they accept your offer. Not much you can do other then that.

Once they accept the offer, you'll have a P&S to sign (purchase and sale) and it moves along from there... It's a good idea to make a list of the things you're going to need once you move in. The important stuff like utilities. Phone, Electric, Gas, Water, Cable, Internet, etc. etc... You'll need to get these things switched over to your name.

Don't forget the home inspection... Your offer was probably contingent on a clean inspection. If the inspector finds something major, you can renegciate the purchase price.

You can look foward to signing alot of paperwork at the closing...

I sold a house last year (part of my dad's estate), and we didn't even have an written offer... Just went straight to a P&S, and since there wasn't an agent involved, it was a little more work, but not much more considering what an agent makes.

Kansas City Metro is actually known to be expensive for the state. This house in rural Kansas would cost about thirty-thousand less. Johnson Co, KS has real high property taxes also, although I'm sure its nothing compared to NY or CA. I am still waiting on my agent to call with some news, nothing yet. The house was built in the late 70's and doesn't relly need anything for the next several years. It has been added on to as well, but it was done right. Within the next few years, I'll probably need to add a new front door, re-finish the deck out back, and I would like to repaint the outside. The A/C is only two years old, and the roof is only five years old. 6' privacy fence around the back yard. The house had been on the market for about a year, but didn't get any interest till last Sunday when they lowered the price $10,000.

That means I will already have about $5,000 in equity just buy purchasing

It's funny, people come here to TX from CA and ask what they can get for 400-500k since that's what they lived on back home with their interest-only mortgage, probably a 2 bedroom 1500 sq ft house. When they realize they can buy a 4000 sq ft mansion for that around here they go into shock.
