:woot: selller accepted our offer

wahooo!

the wife and i will finally be homeowners hopefully soon as long as the inspections go well, which i don't see why they wouldnt.

we had to buy something quickly and looked for only 2 days.
it is only something we will live in for 5-10 years and then upgrade.

it has a 2 car garage, 3 bed, small living room(plasma) and the wife ok'ed that one

it's ona corner but decent size back yard, not huge, so we can put up a fence.

now i need to get my hands on those lowes/hd coupons to get the fence material



we are to close on july 7th




we were gonna try to rent but everything was close to $1000 month so we could have our dogs.

so for a couple of hundred $$ more, we could buy a nearly new house

that portugese luck really helped, i may check the net for coupons.
i don't want to sign up yet until we have the keys in hand.

it's not the perfect place, but it's nice enough and a good starter home

Make sure you process an address change at the post office. You will get a bunch of coupons in a packet the post office sends to the new address.

Congrat's bud!

The things I didn't expect when becoming a new homeowner:
1. Security system monitoring
2. Monthly fee for exterminator
3. Lawnmower, blower, edger, fertilizer, etc. - or a monthly fee for lawn maintenance
4. Washer and dryer (expected, but a fee nonetheless)
5. Monthly warranty fee

I am sure there is more, but keep these things in mind for now. Congrats and welcome to the I'm a broke homeowner club!

what is nice is that this place comes with all appliances, so we can put our fridge in the garage and use that too. we have more than enough furniture for the house.

we are selling our washer/dryer where we rent so 2 less things we have to move

I'm curious as to what kind of pest problem you have that you pay the exterminator once a month. What does the warranty cover? What is the monthly cost for 2 and 5?

I got my HD move in coupon about 3 weeks later than I needed it. I can mail you mine and you can mail me yours when you eventually get it.

My girl is in the process of buying a new condo in LA...and that means I'm going to get to deal with the majority if adding/upgrading...specially since I will be living there, too.

I found the coupon and just dropped it in my mailbox. Should be there by the end of the week

for the positive AZ influence. Its nice to see all the new homeowners...

Let me know before you send me yours...I may not even use it (which sucks because I spent $300 a week before I moved in ) But I guess it evens out because thats when the Behr rebates were going on... Ill probably just tell you to hang on to it. (Unless another AZer needs it)

I'm not sure what part of town you lived in, but I'm in Atlanta and have never had an exterminator INSIDE my house and have no bugs of any kind except the occasional fly and spider that sneak in through open doors and windows...

I too am curious why someone would need monthly exterminator visits and what kind of warranty people are paying for each month...

Atlanta is nothing.

I lived down in the Savannah area. A suburb called Richmond Hill. Or a giant shithole as I generally refer to the southern most part of Ga...if not the whole state.

Down there you get sand gnats, fire ants (in the house), silver fish, mosquitos, etc etc etc.

First, understand that I am married with a 2 year old. Many things would be different if this wasn't the case. I feel it is my responsibility to keep the family safe and keep the house up and in tip top shape. We will only be in this house for 3 more years while my wife completes here graduate degree and then it's back to Houston! With that said:

Exterminator:
Initially there were a lot of spiders around the house and my wife had been nagging me to call an exterminator. Then one day I went to grab some clothes out of a dresser drawer and there were little black ants ALL over my clothes. Shit creeped me out! Rather than getting an exterminator to come out just once, I opted to sign a yearly contract for $35 a month for the exterminator to come out. The service has the exterminator come out once a month and spray the outside of the house, kill any fire ant mounds, and take care of any wasp nests. I can also call the exterminator out at any time for no extra charge to come inside and take care of anything I need them to take care of.

This service completely paid for itself last summer. We had drought conditions in Austin and a field across from my house caught fire. The fire drove all of the RODENTS out of the field and into the garages of everyone up and down my street. I called my exterminator to set traps, and the next day called him back out to pick up the trapped rodents.

Understand that we have a good 9.5 months of good weather here in Texas. If we had real winters were everything froze over for 4 to 6 months at a time, this probably wouldn't be necessary.

Warranty:
I just bought my house last Feb. and I made sure to get an AHS warranty to take care of any thing that may pop up in the first year. I had to have someone come out a couple of times and it was nice just paying $50 for things to be taken care of. This also releives me of any problems with the wife. If something is broke I or she can quickly call someone to come fix it (no nagging necessary).

When the first year was up, I wan't going to renew it, but I figured at $23 a month it would be worth the peace of mind to have it in place. With the wife in grad school full time my one income won't allow for any unexpected repairs. My biggest concern is that my AC goes out in the dead of July with 100+ degree weather and I have no way to replace/fix it.


Cliff notes:
Exterminator - $35/month, spiders, ants, Texas weather condusive to these 9.5 months a year
Warranty - $23/month bought initially with the house last year and renewed just incase AC goes out, and to avoid any surprise expenses on a currently tight budget

IMO spiders are your friend as they are fulltime exterminators. Unless they are bigger than a quarter, then that shit has got to go.

I would kick my self if my daughter got bit by a spider though. If it were just me and my wife I wouldn't be concerned.

Luckily there are only two poisonous spiders in North America, the Brown Recluse and the Black Widow, so at least you don't have to worry about them hurting anyone, just all the insects they catch...

exterminators dont do shit for spiders.

Spiders have a book lung...in which they breath through their stomach and their lung looks like a book...in others MANY layers of filtration.

You can exterminate and all you want..you wont get rid of spiders. I learned this in grade school. Its been proven true on several occasions.

Scorpions are even harder to get rid of than spiders. I've walloped them with rolled up magazines and they still manage to survive.

We do have Brown Recluse spiders around these parts though. I have seen the results of their bites, and they are nothing nice!

Demon WP is good shit. They sell it on ebay. It will get rid of any insect and last up to 3 months. It is illegal in CA, but I doubt there are many bugs over there.

FYI: the sh_t they sell at HD and Lowes suck balls!
