Termite damage home

https://acurazine.com/forums/home-garden-37/making-offer-short-sale-home-843435/

The house we are looking at has a disclosure of past terminte damage. The discloure did not list the date it was "treated." There is no records what, where, how bad the damage was. It's winter, so we can't see any dirt trails.

Ok, we can pay a bug guy to check it, but I don't think he'll find anything.

Comments? Move on to another house with better past history?

Cliff:

House have termite problems. Don't know how bad it was. Don't know if it was treated.

If you really like the house otherwise, get a home inspector to inspect the whole darn house; an inspector may be able tell the extent of damage based on visual inspection of repaired areas. The inspector will decide if you need an inspection by a bug specialist because of any on-going issues.

The house I live in now had a termite problem before I bought it. It was taken care of. I haven't seen the little buggers in the 7-8 years I've been here. Could there be hidden damage somewhere? Maybe.

Ask the seller for more details. On the other hand, it's a buyer's market.

A well-qualified inspector should have no problem spotting termite damage/repair. Termite are not incredibly bright. They find exposed wood and start eating. Unless the previous owner aluminized everything, the inspector should be able to spot where the damage occurred. And as mentioned above, ask the owner/ real estate agent.
