For Sale sign is on the yard... *(Update Page 2)*
Well, it's out there for all of the world to see now. We don't officially sign the papers until tomorrow, however, the agent had the signs in his car and didn't feel like bringing it back with him tomorrow... so it's up now
The cool thing is that we already have a showing scheduled. We actually had it scheduled since Sunday, 3 days before the official listing... so that's a good sign. According to our agent, it seems like a very solid lead too. We'll see. I'm not holding my breath, but you never know.
Hopefully all goes well and we can get asking price. We priced the house very competitively, so we should be able to get close to listing. There is also another home which is the same model as ours which had a lot of action, but has not sold b/c it is in the front of the community and backs up to the road (even though there's a berm, it hasn't sold). So our agent is going to call all of those who showed interest to show them our house. He's confident our yard alone will bring some offers.
So we'll see. I can't believe we're moving again, 4 years after our last move, from the house we said we would be staying at for a long time. Hopefully our plan works out and we can once and for all settle in a place

We have been looking at houses in the $350k-$500k range which are about 75% larger then our home now, and the tax/appraised value of those homes are 2-4 times the list price !! The banks are fireselling these things b/c they do not want to sit on them so we wanted to see if we could take advantage of that.

thats such a great idea! I'm kinda frustrated that im too young to take advantage of some of these foreclosures. I've looked at some lists and some of the deals are amazing! but don't you have to basically buy without seeing the house? idk, but still hope things go your way!
We have already been in 4 foreclosures the last week and a half. All of them priced under $500k and all of them which appraised for over $1 million. It's crazy what is available... so hopefully we can sell and make a move fairly quickly.

Don't get your hopes up too much on the foreclosures/short sales. I've been having the worst luck with them. They take forever to do anything, can't talk to the banks directly, owners are flaky and try to make things difficult. At least, this has been our experience thus far. The owner of the house we have an offer on ran off to Africa and won't contact his realtor, so the bank can't sell the property and is thinking about taking the house off the market, and we continue to wait....

^ Yeah, it's crazy what is out there. The bad thing is that the market seems to be picking up a bit... so once we sell we'll have to move quickly.
Well we're avoiding short sales for the moment exactly for that reason. We are only looking at Bank Owned properties, or properties which are in transition and where the bank must approve everything and you work directly with them. Banks here have been easy to get in touch with and so far, so good. They do not want to sit on these houses, so they get very excited when people express interest. Like I said... so far, so good. We'll see what happens when we start putting offers in. We have 134 houses on our list, so hopefully one will work out

Good luck - all it takes is one buyer and one foreclosure to come through, even if it means kissing a 100 toads to make that happen. It seems neither you nor your wife are afraid of building a little sweet equity, so I don't think you have much to lose. If it's not to much trouble, PM me the sq/ft, how many bedrooms and bathrooms and what your asking price is. I am, with any luck, 3-4 months from moving south and it's hard to gauge the market through online reality sites. Thanks and I hope you guys have luck selling and buying!

Yeah, I know. Probably even more. My parent's old house in Northern Westchester County had a tax bill of $8500/year and that house was built in the 60's, was only 1600 sq ft, and was on a little over 1/3 an acre. So I could only imagine what our house would be!
As for pics... go to www.juniorbean.net, click House, then Current House. Pics are very old though. All of the landscape has matured which makes a huge difference. I also have not uploaded any pics of the pool, but there are some floating around here. Once the virtual tour is uploaded to MLS, I'll post the link for those who care to see it...

Virtual Tour pics are complete. Agent will be back this evening when the misses is home so we can sign the papers. Almost there!
Now I need to head to Lowe's to finish mulching the flower beds. With the pics done I can kind of relax a bit and finish up so the house is ready to go for its first showing Saturday.

Thank you. We said the same thing, and not only do we have something nice, but may be able to upgrade even further if this works out. So don't sell yourself short. You're likely looking at a strong buyer's market for the next couple of years at the least... so keep socking money away and you never know what may happen

Yea, there are TONS of foreclosures in Richmond. Im trying to get my mom to move down from NY, and buy one of these houses on the cheap.

My parents left today for a trip to NC. They are driving down from Jersey so they can drive around some towns and start narrowing down some areas in which they might like to retire. They have 1-2 years before retirement, so plenty of time to decide. I think they are also going to SC to look around. They can't wait to get out of Jersey and get to somewhere more affordable and tax friendly.

^ My parents went from "we're never moving out of NY" to homeownership down here pretty quickly. My parents wanted to retire, but b/c taxes were so high they had to keep working. They ended up moving down about 6-8 months after we did and they LOVE it down here...
Best part.. if they want to go back to NY to visit it's only a 2 hour flight away. And lately, flights have been as cheap as $130 round-trip... so not expensive either.

My parents always say they want to get the hell out ASAP. My dad is pretty much counting down the days.
If it weren't for my other half being required to live in NY, I probably would have already moved down there. I was looking seriously about 2 years ago before we started dating.

Ahh, Im from Long Island. Ive noticed alot of people that live in the south are from the tri-state area.
