Not sure what the prices run up there, but down here we're only laying out $250 to verify our property lines, which to me is something that is a must before we sign....
I actually have a copy of the original survey and had my attorney speak to the surveyor first hand. Also, the builder is required to do a final survey before they're issued a certificate of occupancy (which I'm sure we'll be paying for at closing )

^ Yeah, we have all of those things too, but we still paid to have an independent survey done. We actually know someone who bought a house only to find out their driveway was three feet over their property line, so they had to have their driveway narrowed. They had just bought a Toyota Sequoia and they had to trade it in for a Highlander b/c it was too big for the driveway after it was redone. They actually sued the builder for the money they lost and the builder settled before they went to court. So b/c of that we just pay the $250 regardless of how many surveys the builder had done.

Then again, this time around it's different b/c we're buying land only. Not only that, but the property lines were re-done to make what will be our lot bigger, so we want to make sure everything was filed properly and the lines really are what we're being shown.

Crazy.

Good points, I'll check into finding our own guy tomorrow. For $250 it'd def be worth it. I can't imagine it being so cheap, the amount of detail on the survey!

^ I'm dead serious. The way the driveway was redone they would run off of the grass turning into/out of the garage b/c of the angle. This ended up ripping up some of the neighbor's new grass (where the driveway was originally). So they sued for the money they lost on the trade-in and made the builder re-sod that area of the neighbor's new yard...

As for the price, that just may be what it costs here. I have no idea what it would be up by you. Inspections are cheap too. When we built our current home we hired an inspector for 4 inspections (pre-foundation, pre-sheetrock, completed, pre-closing) for $800 total. I found that incredibly cheap... especially considering I got a thick bound report with pictures each time!

Crazy.

Ya I believe my attorney said the builders surveyor said they charge 400-500, but who knows what someone else would charge.

was this a spec house or did you have input to the choices inside? It looks real nice...sometimes they skimp if it is a spec house....it looks to me that is not the case there at all. Hope it goes through in your favor...nice place. Mower included?

spec. built by a high-end custom builder that works in relatively small geographic area... so word of mouth is important to them. you can tell they definitely want their construction/finish quality to speak for itself.

that said, they did skimp on things like appliances... which is why we ended up with GE Profile rather than a premium brand, etc. that's one of those things thats almost always an elective upgrade.

looks nice.. i like the tile work on the fireplace and the raised ceiling for the fan in the den

and the ge profile stuff isn't bad, i personally enjoy the spoiler that pops out for the fan on the profile microwave
