Realtor Issue

I need the collective brainpower of Azine again......

I made a mistake and need to know how to weasel out of it.

Im putting my house on the market (decision was made yesterday), so I called the realtor who sold us the house (we have a good relationship), she is coming over tonight. My wife asked me to call another realtor who is basically famous for selling houses in my development, she is coming Saturday.

Now I am thinking I did bad.....I am going to piss each one of them off by calling the other (they know each other and are in competition).

Should I lie if they ask me if I called another realtor?

Why lie? Just tell them that you're exploring your options because you want to get the best price for your house. If they're smart, they'll compete to get your business and you may get a great deal out of it.

Cancel with number 2. Talk to number 1 about how/why you did to make sure she doesnt screw with you.

Also use the information as leverage for later.

When we sold our house in NY we called 4 realtors. When they came we let them know right away that we called 4 different realtors, we would be interviewing all 4, and the one that we liked the best and gave us the best commission rate would win.

No big deal, people do it all of the time...

Taxes are about 4-5K a year. I could probably meet you somewhere in between the numbers of the house in Yardley and my house (plus no fees). You could almost walk to work......

Fuck 'em... As long as you haven't signed an agreement w/ them, you're free to talk to anyone you choose...

Let them compete/bid for your business... Tell 'em the ones with the lowest comission percentage will get the listing.

I don't even think I signed anything official w/ my buyers agent when I bought my house until it was time for the closing...

Once you sign a listing agreement or whatever, then it becomes a legal issue...

When I sold my dads old house last year I had talked to a couple of agents, had a couple do a CMA on it, but ended up selling it privately w/o listing it w/ an agent...

Water under the bridge now, but you really should have interviewed at least three realtors who operate in an are very familiar with your area. Have each do a comparative market analysis and insist on a 90 day listing (assuming you're in a fairly hot real estate market). Most want to do a 6 month listing which takes the pressure off them and places most of it on the seller. Anyway, good luck! Hope it sells quickly!

Wow. 4-5K a year? I'm paying double that for the townhome in East Windsor.

Why is it so low?

Unfortunately we're probably not going to move till sometime next year. With the basement project and a few other remodeling jobs to do, it just doesn't make sense.

Nice house though.

Damn, ouch. We were paying about $3600/year in NY on a new townhome with the STAR discount.

Down here we're paying ~$3800 on everything, and that's considered high for the area. Our house now in NY would probably have taxes somewhere in the neighborhood of $20k-$25k.

It's all relative. I'd be making no where near what I make here if I lived in NC. I had an offer a few years ago with a consulting firm in Raleigh and I almost thought they were kidding when they told me the offer. I asked them if they forgot a zero or something.

LOL, true. Salaries here are lower. Thankfully both the wife and I transferred so we kept our NY salaries in tact to start, and with raises we're still parallel.

But honestly, there are good jobs to be had down here. One of my neighbor's went back to work after not working for 3 years (kids) and she got a job with Wachovia doing commercial leases and makes about $60k starting with no experience in this particular area. With all of the finance jobs down here you can make good money, but if you're in another industry, it can be tough to compare...
