Looking for ppl living in Florida

Hi, i live in Montreal Canada and was looking into buying a condo in Florida(under 120k), in Pompano. I heard of a Margate disctrict, is it a clean neighborhood?

If any of you know real estate agents of the area or are one yourself, let me know

We were visiting friends in West Palm Beach this past weekend and they mentioned someone they knew in Pompano... and from what they said, Pompano wasn't exactly a great place (which is why real estate there hasn't increased in value like it has in other parts of the state). Now, they were likely only talking about a specific area as I am sure there are good parts of Pompano, but we really did not get into many details since there was no need to. But just make sure you do your homework before committing to any place.

Also realize that taxes and auto insurance has nearly tripled (my friends are paying double what they did in NY... and they thought NY was high). And forget about homeowners insurance... that has gone THROUGH THE ROOF down there. My friend's parents, who have been down in FL for about 3-4 years, saw their homeowners insurance go from around $1500/year to $6600/year b/c of all of the hurricanes. They themselves are paying about $5800/year... so be sure to do a lot of research on that as well since many people are not budgeted for those type of fees b/c they assume Florida is a cheap place to live not realizing those days are over...

Im not looking to move but just buying a place of my own to take some vacation twice a year, i have friends and cousins in pompano, so being close by would be a great thing for me and my family.

^ Cool.. then you must be looking at the good part of Pompono

But still... be careful with the insurance and taxes. Regardless of if you're there 365 days/year or 14 days a year... insurance is insurance.

Personally, I was shocked when he told me all of those figures. I had no idea it was that bad!

What do you think of Margate? do you recommend another location in Pompano? i dont wanna be further than 10min drive from the beach, its practically what im looking for since i got no beach in Montreal LOL

then we can have a TL meet and a MOntreal member too LOL

I don't know anything about Pompono other then it being mentioned briefly by my friends in conversation. I'd suggest as synth did to confer with the people you know who live down there. I would think they'd be more helpful then what you will find on here as I can't think of any member from that area off-hand...

if you come to Daytona Beach, the market is really dead, a top floor penthouse beachside sold for like 180k and it was brand new.

Pretty much all of Florida has been affected over the last few hurrican seasons. Even inland areas like Orlando have suffered significant damage from 1 or more of the last few storms...
