Garage Update

So, finally time to throw the garage into the next project list. Shithead #3 is due in April and since it was unexpected the wife is losing her office because we need it for a bedroom. Naturally we need somewhere to store all that shit, so we are putting in an attic. How does this mean a new garage.....well we'll access the attic via the garage so naturally this means I need to update the garage.

Putting in an attic I have roughly 2,000 sq ft of legit useable space. To do a little reinforcing as we have a lot of books going into storage I was looking at roughly $7k for the attic project alone. This is 1500 sq ft of plywood, reinforcing some beams, and putting in the latter, etc.

Well, the garage is a cluster fuck. As a compromise I'll probably do only about 750 sq ft of storage in the attic and redo the garage.

Wire in a TON of outlets on one or more 20A runs.

Plumb for heat (though this isn't needed for CA lol)

Drain in the floor

Exhaust fan ducting

More lights

Mount a ceiling fan to the top

Plumb for dust collection if you're doing any wood working (I'm actually going to do this in the spring for my garage)

Plumb for air and put in retractable air hose and extension cords.

I'll post more if I think of more...

Thanks!

Here are some plans:

- exhaust vent (garage gets hot as shit in summer)
- wall fan in corner by door
- new lights (although it's pretty overdone with lights now)
- clean up electrical (it's kind of a mess)
- need to move a few outlets
- 2 - 240v connections (compressor and other shit will go in eventually)
- clean up drywall (retape/paint)
- debating somekind of insulation
- new garage door and opener (going to do one of those side openers so that it clears up overhead space)

So, cabinets are the main thing i'm struggling with. Not only the kind, but size. I had a local company that does only garages come out and do a quick quote. The one thing that surprised was trying to talk me out of 36" cabinets and doing 48". My biggest concern with this is the doors will come out too far making parking cars a little more difficult. I then realized, I don't think he offers 36" cabinets and that may be why he talked out of it (all his stuff is custom cut, but i'd basically be paying for a 48" cabinet for him to cut down to 36").

check with an engineer/architect before you do any changes and store stuff in the attic. Most trusses are designed for a 10 lb/sqft load as storage and 40lbs live load (person walking around). I'd imagine this is because it's reinforced up top to hold snow up but this is what I was told when I lived in NY.

the local guy is roughly $1,000 more, but that also includes install and removing all existing stuff.

$1000 more??? I'd just hit up CL and find someone getting rid of kitchen cabinets, paint them white, add a couple legs, and call it a day. Also, if you're at all into woodworking building your own bench is a great way to get exactly what you want.

Frankly, I don't have the time for it. I work from about 4 am - 6/7 pm every day, I travel non stop (i'm somewhere different in the world for most of the next 2 months before the baby comes), the last thing I want is to put another project in my own hands as there's too much other shit I have going on. And both sets of cabinets are under about what I had originally slated for the project. But it's mainly a time thing for me, money isn't.

I put the expectation of $20-25K into my head for the garage/attic....i'm gonna come in hopefully around 12/15 all said and done (that includes the $4K I'm doing to relocate my 21 year old water heater)

I've seen the New Age stuff from Costco.. If i wasn't already invested heavily into the Gladiator Garageworks stuff, I'd consider those as well..

Find a prefab/in stock cabinet place. They are pretty inexpensive. Just bring your measurements and tell them what you want. You "build" buy it and go pick up your order from the warehouse. You either install it or pay someone else to.

I would even think about a 30-50a receptacle just in case you want to use a welder or plasma cutter. A 20a breaker won't do well.

big thing for me is I've convinced myself i want metal......

Dallison, great advice, and is something I had planned to do when i started thinking about this last year, but completely forgot.

no interest in doing the floor. I've yet to see epoxy hold up over time, i'm not a big fan of the look. It's $1,500-2,000 i'd rather spend somewhere else.

Did the Costco newage set with white trim (that's the one that makes me nervous, everyone I asked chose that last. Red I couldn't do daily though)

going to be a few weeks, my contractor can't get here till then. When Costco said 1-3 week delivery I thought realistically 3-4....nope, lol. At least they fit on the side of the house (had 1/2" space to get them theough the gate) otherwise they'd be sitting in the driveway.

Next on the list, cooling the garage down in summer (regularly gets 100+).

Few things:
1. New Garage Door (with insulation).
  • I need to make the garage door lift higher, as well as put in one of those liftmaster side openers as I'll need the clearance and figure I might as well explore a new door as mine is a very cheap aluminum door. Hoping the insulation will help somewhat as well.
2. Exhaust Fan - something in the ceiling to draw the hot air out
3. Fans overall - think i'll do 1/2 fans on the back half of the garage blowing outwards (or maybe ceiling fans, but not sure i have the real estate)
4. Roof insulation - This one i go bakc and forth on, because ultimately I have to look at it, i don't know of any solutions (or haven't seen them yet) that i'd want to stare at all day.

For $999, I might have to take a shot at these. I know they are not as thick as the pro series but they are mainly going to be used for storage of my basic garage stuff like fluids and detailing equipment.

Will you use a ladder to access the attic or will you put a set of stairs in that goes over the door to the house?

Did the cars get thrown to the street durnig the project or they being stored else where?

Going to build a platform that I can get up on, will just use a ladder to get to the platform.

Porsche is parked on the front lawn (literally parked on the front lawn). I was going to store the suburban, but decided to put that $300 towards leaving it with a detailer for 1-2 weeks to do a full ceramic pro gold job on it (that isn't going to be cheap). I haven't polished that truck in probably 5 years so it was in some desperate need for help.

Need to sell the BMW this weekend as my dumbass brought home a 5th car yesterday.
