I had a few trouble areas with barrel tile at my townhouse.
I didn't have that kind of loot to pay someone to fix. I would follow the leak...then go up in the attic to find the source...
I'd take some measurements from a dryer vent or some other fixture I can find up top and reference from below...maybe
even a small nail or something from beneath to find it from above...I unscrewed a few of the barrel tiles since you can slide
them out and then I'd go to town with that black tar patch in a paint can...stopped the leak permanently.
Funny but the first time I didn't realize leaks come from UNDER the barrel tile so I used some roofing caulk and caulked
them all to each other. I had to use my dremel to cut the dry caulk out to pull the barrels to get under it to stop the leak.

I need to get up there and pull some tiles off, cut the flashing out of the stucco and reflash. I'm usually not scared of any projects but the fact the guy came out twice to fix it, once he was paid by the seller and it still leaks, concerns me because I'm not a roofer. Than again, I'm not a plumber, tiler, etc and I've done ok. The roof over the master bath is to the right of the front door in the below pictures (tub is under the window and the pooper is to the left of the tub looking from the front) , so so many roofs coming together. Behind the first two roof lines is another, that runs directly into that column like wall. I plan to get gutters after I paint, which I'm sure will help but I want it to be leak free without gutters first.

I bumped the flooring thread but figured I would add a pic here as well, thoughts on luxury vinyl plank? These are large planks and not fully locked in but struggling to get over spending $3-4 a square foot for vinyl when I could do ceramic for about the same, minus a shit ton of time. Obviously, we'll have baseboards around the island and crown, which will make the floor pop a bit more but thoughts? Wife hates to hear the dog claws on laminate when they are playing and it seems the vinyl has the same noise.

I really like the new LVPs on the market, I think they do a pretty good job of looking like actual wood while giving you the benefits of vinyl, and the thicker LVPs feel pretty good under foot. It's what I'll be eventually replacing my engineered wood floors with since mine are toast thanks to the dog
But if you can do ceramic for the same price, just go with that. I'm curious though, how would tile require less time compared to LVP?

Ceramic floors around here don't sell houses, they add on cost to remove and replace. Reason? They're cold all the time, and especially so in the winter time unless you heat them and that adds cost to install and cost to run. GOOD (<- key word) quality vinyl and laminates are not going to wear out and would, IMO, be a lot more durable than even ceramic if someone were to drop something on it. We got our laminate floors installed 3 years ago and have a 70lb golden retriever running over them all day every day that whole time, they look brand new. At the end of the day, between laminate and LVP, it depends on the feel you want. We have LVP in our basement because moisture and it does feel more "plasticy" than the laminate we have upstairs. The laminate feels a lot more like real wood than the LVP does.
Tile may be cheaper for material cost per sq ft but the cost to install is going to be a LOT more, to the point that it may not make a difference.
In terms of noise, it's not going to matter from one hard floor to another, cut your dog's nails lol.

Yup, laying tile is a PITA and is very labor intensive.

@SamDoe1 Great points and thanks for the pics in the other post, looks great. I see your point with tile up North but here, I feel like people love it because it is indeed cold. I've been doing a herringbone subway tile backsplash and that combined with the master floor and never ending master shower I just finished, I think I'm tiled out. That being said, I don't want to cut corners because who knows how long we stay here.
I want to do the vinyl for install ease but as RS said, I'm not sure it's the best choice but damn, I want a main floor

I've had laminate but it's not water friendly (not sure about piss either). a washer breaking in my old townhouse destroyed my floors where tile would've been meh. If you have to go tile, I'd recommend porcelain over ceramic. Best bang for the buck even vs marble since you don't have to maintain it. Just go Italian. And yeah as long as your dog has nails, you'll hear him. We have laminate and porcelain and I hear my rotty everywhere.
