chimney leak

chimney leak

center chimney,20 year old house, new roof 2 years ago, repointed and there is a cap. water streaks down chimney--visible from walk-in attic. also, not sure when but exposed chimney in attic was "stucco'd" ? does that indicate bricks, mortar failing? does this sound like a flashing problem? I don't want to rebuild from roof line which so i"ve been told is no guarantee

20 years is too young for bricks and mortar to be failing. If you already repointed once you make be looking at poor workmanship from the build.

In any case - I would put my money on flashing - usually is anyway...
