Why are Integra Type R's so expensive?
Supply and demand.
If so, why are the on-line resources so far off in terms of value?
Example.
1998 110,000 miles ITR - Retail $8K according to KBB, Edmunds, etc. Owners are selling it $14K.

Out of curiosity, does KBB estimate this as just an Integra with some specialized parts or the rarity of this specific model?
I could see a mint Type R going for $14-15K; seems like 7 out of every 10 has been modified & lost a lot of value.

There seems to be one going for $18k in Cali. I understand the rarity of the ITR but there are other used Honda products in the $14-18k price range that I'd rather have. (i.e.: 7.5G Accord EX-L V6 6MT sedan or an AP1).

I got on Autotrader and most cars are less than $5k. Wowww! Of course, most are far in excess of 100k miles.
The exception is one only 100 miles from me with only 6500 miles, for which the private seller is asking $18,500. Um, OK. Get your checkbooks out!

There's a white SH with 130,000 miles at my wife's office park. I spoke to the owner, he's had it since Day 1 and MIGHT sell it to me for $4800

And that car has an incredibly strong base for why they're so much money.

Beyond the brand itself, the E30 M3 was unique for its time as its performance was pretty impressive for an n/a 4 cylinder at that time. Most four cylinders back then required FI to post similar power and performance numbers. (i.e.: Merkur XR4Ti, DSM triplets, Celica All-Trac turbo, Shelby CSX, etc,....)
So it is a 'modern classic.'

When I was shopping for my NSX it was very similar story KBB and edmunds said they were worth $18K mint for a 91. You could barely find a decent(decent I mean average) maintained NSX for $25K. I ended up spending $28K on mine. A few NSX owners are also ITR owners and from what I hear the value of the ITRs are slowly going up.

The car was an affordable toy that any upper-income father could by his son for graduation. Nice car to get around in college with. Now that they have been thoroughly trashed with cig burns and binge barf, the good ones are hard to find.
