Leasing 2023 MDX Tech

I checked with a couple of dealers this week and the best offer I got was $829 monthly, for 3 years, MSRP $58,145, 7,500 miles per year, NJ tax of 6,625% included in the monthly payment, only the first payment and motor vehicle fees up front ($300-$400).
One of the dealers insists that the offer is only good till Jan 2nd, the other one said it does not matter.
Even the first one only insists on a deposit not an actual delivery by Jan 2nd.

Does this look like a good deal? It assumes $1,000 loyalty. MF is 0.00209 if I remember correctly.
I asked for a heated steering wheel accessory and the price was $700 installed, does not change the residual.

Please advise, if possible today-tomorrow.

Well lease deals and many finance options are not very good these days. That money factor is just over 5% which is fairly high for leases typically. However with “today’s” car market and Mister “build back betters economy” that is a bit more typical. Make sure they aren’t adding any other hidden type fees within their full quote.

Leasing and financing right now is expensive but I would stay away from that deal for an assortment of reasons, with 7500 miles/year being one.
