Sounds like it'd almost be worth demolishing the garage and building a new one from the ground up, rather than removing half of it and still retrofitting.
Yes. My neighbor has a bonus room, but that came stock with the house. This would be a remodel.

what would the intentions for that room be? Just like a man cave? or bedrooms? Any plans for a kitchen/bathroom in there? just trying to get a sense of what you're doing and the costs

In-law area. it would have a full-size bathroom as well, unless that's not allowed by zoning code. No kitchen. Bedroom mainly.

as cool of an idea as it sounds, yeah, I'm going to have to agree with the others and say buy a bigger house. You could mortgage that additional cost, rather than getting creative with trying to finance it. Unless, of course, you have 80k kicking around... I guess I shouldn't make assumptions

I like my house too. Last night I thought about selling (I know again) and going to buy a brand new one... I would only get 80k profit maybe a little more. But I need to remember those houses that are models you have to pay for all those upgrades..

We made $120K profit when we moved from MD to Florida. That's a lot of scratch.

Items to consider:
1. plumbing for bathroom. If your garage has a sink in it, you're half way there. Adding a toilet and shower will be no big deal, since you already have the drains there. If you're just looking to gain an in-law space, may I recommend:


$2k, spend the rest on a chem toilet and some Fabreeze.

Garage does not have a sink in it. We would need new plumbing. We do have an electrical fuse panel in our garage. The stairs would be inside. Yes, we would take a hit as far as space goes, but I'm not walking outside to go upstairs. As far as insulation and drywall, the entire top of the garage would need to be basically sawed in half and new joists, stringers, and walls put up.

No. We bought our townhouse in MD in 2004 and sold in June 2006, just when it was on its way down.

I have friends who bought 4 houses when the market tanked... They just sold them for a total profit of 515k.
