I have a intermittent problem unlocking my door with remote and the key.

Does anyone have an idea or can direct me to a thread that has addressed this issue?

replace the door lock actuator

Pull the door panel, close the latch with a screw driver (or any other tool..just make sure it's closed) operated remote or manually used key to lock and unlock the door while visually inspecting mechanisms for anything unusual....then go from there. Just from how you describe it it sounds mechanical.
