Thousands owed in Property Taxes

To make this quick:

My mom owes $5k in property taxes in Arizona (we have a house there). The IRS put a lien on the house saying if it is not paid by end of this year, it will be taken. What are my options? Do I have more time than what they are telling me?

Second:

My previous family business which was a CORPORATION owes $3-4k in property tax. The business has been gone for nearly 3 years. Now they are trying to lien on my ACTUAL house. Can they do that? I thought in a Corporation they can't do that? What are my options here?

Yes you're probably wondering how/why I/family owe this many taxes. Well lets just say we haven't had the best 4-6 years.

1) Property taxes are usually a county issue and not IRS. In my county, if they are not paid within 2 years, they put your land up for auction. The winner gets a tax deed. The big catch (in which you may want to check) is the procedure to get to this point. So many notices via certified mail, etc. If the procedure is not exactly followed, they are out of luck.

2) When you say "Corporation" I assume you filed all the paperwork with the state official, named officers, etc. Also did you file the paperwork to dissolve the corp.?

If the 5k is owed on the house and not the previous business, i would say pay it.

Doesn't make sense that the IRS is involved in property taxes.

Also doesn't make sense that a family business incorporated as a separate financial entity owed property taxes unless the house was titled to the corporation. Property taxes are the responsibility of the deed holder, not the tenant.

Agree. Unless the corportation owned other real property.

But the IRS lien sounds odd. Seems to me that the IRS would put a lien on property if you owed unpaid income tax.

Agreed there are enough missing details to really question what is going on. I think I get taxes are owed to some governmental entity and my money is the great State or Arizona. I have never heard of a IRS lien on a residence- especially one that might be under water in value. The IRS likes to garnish wages instead.

for the business if you signed any personal guarantee's as a director etc then ya your house could be collateral.

My apologies for not making this clear and not updating this thread.

Once again, apologies on saying the IRS, I meant to say the county said they were going to take the house. Will a tax attorney help whatsoever in lowering the amount or extending a extension?

The house for the business corp. was never put for collateral. This is why I am confused why they send letters saying that they will put a lien on the house and seize when the house is not collateral in part of the agreement in the corp. or anything else.
