All the big boy banks have told me I have no chance of getting a HELOC without 2 years of steady income verification. I just graduated in May 2011, and have had on an off employment. I now have had 3 months of steady employment. I have no liens on the home, no mortgage, and no personal debt. I'm trying to borrow at an LTV of 50%.

Which banks can I go to that don't require the 2 years verification, because otherwise I'm just wasting my time. Thanks guys.

If you have an account, try Charles Schwab -- it uses Quicken Loans as a servicer; IDK if Quicken has a HELOC itself.

it may be hard at 50% only because many banks these days are trying to limit their risk exposure... even if you have that paid off against the loan, the equity can bounce depending on where the house is located???

i'm not an underwriter, but i had to push hard on my first HELOC and it was only like 20% LTV

Possibly look into personal or hard money loans at higher interest rate.
