Thanks Eric; I'm a long time admirer of your projects - car(s) & home.

Next up is the Atrium; still throwing ideas around. The wife wants to do ivy in there, but not sure how it'll look since we have to wait for it all to grow in.

Plans are to finish up the backyard this weekend: clean up the cabling for audio under the canopy; mount speakers; wrap up landscaping on the south end of the pool; & possibly look into spotlights in a few areas.

Hopefully the weather holds up; it's been hit or miss with the rain lately.

What's going on in your neck of the woods?

Landscaping & lighting is all done - for now.

Got around to installing CCTV too and what a pita that was to run cabling throughout the attic. Worst run was from the garage/street to the bedroom closet which is roughly 60ft. Scratch the shit out of my head with some of the exposed nails coming through the roof

Looking into an ol' school manual lawnmower on Offerup to cut the grass, it's growing out of control

What CCTV system did you go with? Those are some great clear pictures.
LOL, join the club with those roof nails. Ran into the same problem running some insulation in the attic years ago.

I'd hurry if I were you... prices have since gone up 45% to 52% [depending on the configuration - single vs 2-story] in our development since we purchased back in '15.... crazy!

Where's he going to work? Not a lot of good jobs here. We are very fortunate to have been able to purchase the last few years especially that there's no more no doc/stated income mortgages. I hope Sam speaka espanish. And yeah you're right. My seller made $100k in 4 years living here. Very nice return for him.

I said I sometimes wish. You're right that it's summer a lot of the time but your real summer is a special kind of hell...

Home prices are through the roof across a lot of the desirable areas of the country. It's the same way here and we have winter for 6 months of the year. The value of my house has gone up 35% in the past 4 years and it's an old(er) house without a ton of updates though we're working on them. Any of the new ones have shot up quite a lot more.

lol, I work in medical device so I'm not sure what all is down there for that. I don't speak Spanish and it's clearly evident every time I go to our facility in Mexico.

I'm happy up here for now, if I move anywhere it'll be to Denver.

Neighbor two houses down from us purchased a foreclosed 2-story for 200k Jan of '16... They renovated / updated a bit and now flipping it a year later... it's under contract for $398k (was listed for $410k)

As I've said in the past, I don't think this is another bubble since the quality of buyers are much more solid then the last pony ride in '07 - '08.

Got lights up in the front last week.

Tomorrow - plans are to ditch the grass for astroturf... too much maintenance, even for that little of a space which is less than 70sqft. Been raining off / on and the kids are getting dirty with the mud... no bueno

I gotta say, this synthetic grass is flipping awesome; looks and feels real. I'll post pics after the install.

Definitely woke the house up that's for sure. The home across from us is all lit up at night, although with a moon-lighting effect. Didn't want to duplicate what they had going, so we went with up-lighting instead.

You can pick them up at Home Depot for $6.99 / ea

Plastic LED spike light,450LM

Stoked about the grass as well; my wife is skeptical lol

It's been a heck of a year to say the least.

I was fortunate to get a call with an opportunity I couldn't refuse.

With the support of the Mrs, we relocated from S. FL to Seattle.

We're currently in Downtown Bellevue to be exact; just east of Seattle on the other end of Lake Washington.

All that said -

Having been born in raised in Miami, life out here is a complete 180!

Weather - Seasons, seasons, seasons.... we absolutely love the seasons!

Culture - very diverse group out here; all educated folks (no disrespect to FL). Similar to Silicon Valley; it's very tech driven.

Cuisine - with a diverse pool of cultures, the food out here is stellar!

Next up is the variety of exotics I see on a daily basis.... I could seriously start a thread on that alone and it would not disappoint.

Enough of the boring stuff!

We purchased a townhome within a new construction development.

The process from day one has been effortless with the assistance of the builders.

Easy access to the site when ever I want; weekly project update calls with detailed email follow ups... props to them!

We're scheduled to close in roughly 3 weeks; we're looking forward to moving in.
