Kitchen remodel . . .

What should I expect to pay to redo a 8 x 16 kitchen. Wife has hated the Knotty Pine for years! Full custom & high end; custom built cabinets, Quartz counter tops, Farm House sink, built-in wine fridge and porcelain tile floor. We may also add a base cabinet where the stand alone wine fridge is now. Stove, dish washer and fridge are very new and we will be keeping them. I have appointments with (2) local family run companies. One in business since 1977 and the other since 1981.

My wife and I skipped on the farmhouse sink. They are very expensive and complicate the sink base cabinet.

We couldn’t come up with any reason for it other than aesthetic, and we switched to a composite undermount.

This, without any major wall, plumbing, or electrical changes. If you want to move stuff around or tear down a wall, add $10k. More if it's a load bearing wall.

Wife hates when old houses have walls removed and opened up. Save me money!

We saved almost $1500 over the cast iron Kohler farm sink we originally selected. And that was before the side effects were costed out.

Wasn’t worth it. We instead splurged on quartz which has practical advantages in a kitchen over granite.

I love the look of the farmhouse sink though..

But definitely understand it's purely aesthetics.. Quartz > granite for DAMN sure. The ease of maintenance in itself is well worth the cost.

I strongly recommend putting your floor tiles on a diagonal with minimal grout line spacing. We used over-sized tiles (18x18 or 20x20) in a space roughly 13' x 11' when we did a remodel a couple of years ago. It's a much better look, imho.

That looks great with square tiles!

Wonder how it would look with rectangular ones

with good layout skills you can make box cabinets look just like custom and you'll save a lot of cheese. I used those one that are advertised from the HGTV shows. They've held up well.

Quartz FTW. I couldn't be happier with it. I got a great discount from a friend that used to be an installer.

would you consider relocating some of your appliances? This concept can explain why I mention it

https://en.wikipedia.org/wiki/Kitchen_work_triangle

Perhaps moving the sink away from a window or reducing the window to counter height? Seems like a large area could be reused properly if the pantry/cabinet was relocated and the countertop + cabinets along the entire wall.

The stove being near the doorway does not seem like a good idea with no counter to the other side of it as it currently sits. Not sure how much you guys cook, but having a stove with an overhead hood that vents OUTSIDE is wonderful!

Honestly, you gain absolutely nothing by spending several thousands of dollars more.

I installed an ikea kitchen in one of my basement suites... it looks identical to the higher grade cabinets I have upstairs. They come with at least a 10 year warranty, have soft closes, etc. You can even get the inside of the cabinets to have a wood look to them. They’re actually built to last and you customize the shit out of them. And all said, they costed me about 1/4 to 1/3 of what custom cabinets would cost.

Plus if anything breaks or you want to change the layout...easy peasy. If I ever remodel my kitchen, I will 100% be looking at ikea again. I was floored by how good their quality is... and they have a metric shit ton of interior options and exterior finishes.

All you gain by going custom is bragging rights... and who the fuck actually cares? You can tell people you bought premium cabinets and they wouldn’t know the difference. I find ikea has better quality cabinets than the big box hardware stores.

Hey it’s your money... but ask yourself what you gain by going custom.. and if it really is worth paying 4 times more.

You can still paint them and just buy new doors if you're not changing the layout.

This!

New question for a Farm Sink; Cast Iron (Kohler), Fire Clay or Silgranit (both from Blanco).

Looks like this little endeavor is going to cost 50% more than I paid for the house in 1974.

That's a good idea too. I debated for a while on buying new or painting the old, and decided that the existing ~40 year old cabinets were very sturdy and well built, and therefore worth keeping.

Wow, seriously? Do they take them off the wall to paint them? I cannot imagine how it could cost the same if they don't take the boxes down to spray them.

Depends on the quality of the replacement cabinets. Painting on site requires a lot of time and labor to get it done right. Painting cheap MDF and plywood in an industrial factory can be done by robots/cheap labor all day for next to nothing. Chances are the cost to paint existing or replace with cheap new is similar. When you add new doors to the mix, you might end up paying more for the paint but depending on the quality of your existing, you may still come out rather far ahead. If you have shit cabinets now, it's probably not worth it to repaint.

I got the lowdown on the HGTV cabinets when shopping. If you can believe this, they send the wood from the US to China where the panels are built and painted/stained, then they're shipped back to the US where the retailer or customer will final assemble... And this is still cheaper than having them made here. Incredible.

Crazy.

But... I guess you can probably fit the equivalent of 1000 cabinets in a seacan.

Pay some poor sucka $1 an hour to manufacture. Oh wait, the business needs to make money too, so add another $5 per cabinet.

Package it and ship it back. It’s fairly cheap to ship stuff in a seacan. Just takes 6 weeks to arrive.

All in, a cabinet probably costs $15-20 per to manufacture and ship back and forth. Sell for 5 to 10 times the price. Profit!

Not the type of cabinet going into my house! 100% locally made custom work. Need to die broke so my nieces don't get any. Remember I'm nuts.

Kitchen done!

Minor stroke in November delayed the job. Very happy with the way it turned out. Friend said "you are supposed to have a stroke while doing a remodel; not when you are recovering from one!" Cabinets and drawers are solid wood and drawers are dovetail construction

Always better to share than to stare at bottles for years/decades. I've got the same wine fridge and noticed the silver oak in the first picture you posted.

Sorry to hear about the stroke. My dad had one about 10 years ago and it's been difficult. Hopefully yours was on the minor end of minor.
