are your plans sets this time. IIRC you had offers last time before you pulled out. Are you expecting to list for a higher price than last year.

Yeah, we had an offer within $10k of asking and a full price offer all within two weeks, but pulled the house off the market b/c we couldn't get the mortgage we wanted. Looks like we will be able to get what we want now, so we are about 85% sure we're selling. We are going to get an appraisal so we know where to list the house and we are just waiting on confirmation (in writing) about the mortgage approval. Once those come through we're golden. We should be able to sell for the same price as last year. Market stayed pretty level.

I think she wanted March 27th because she is in an apartment....she'd probably have to be out April 1st. It just gives me time to get my shit together and not rush....even though I found a house I want.

When we sold our home, we wouldn't even discuss offers with someone who had to sell a home first.

You will most likely need to include a mortgage contingency or one that states that the sale of house #2 is contingent on sale of house #1 as your mortgage company will probably not allow you to get another mortgage until your current one is paid off.

He's sold his house, he just hasn't closed on it -- so there's no contingency on selling, just on closing, which is very common. Helps avoid homelessness and double moves. His closing date of 3/27 will limit when he can close on the new place unless he wants and can secure a bridge loan.

Nicky - if you go that route, do the closing contingency, avoid the bridge loan

We were the same way... but if the house was sold and it was just a closing date issue, we were open to discussions on that.

All I'm saying is that in this market most sellers are not accepting contingencies. First person to come with a "clean" contract wins. We've been through it several times with our house.
Just making Nicky aware so he doesn't get his hopes up.

The person (or his realtor) that Nicky is going to buy from should ask if he has a home to sell. Nicky hasn't sold anything yet, he has a contract that will enable him to sell provided his buyer makes it through several checkpoints: inspection, title search, mortgage approval, etc. And even then there are circumstances that could cause the house deal to fall apart (loss of job, divorce, etc)
All I'm saying is that in this market most sellers are not accepting contingencies. First person to come with a "clean" contract wins. We've been through it several times with our house.

As for the deal falling apart....I guess there is always a chance of the...even when the market was good.
