Home Vesters

I keep seeing these home vester commercials claiming they will buy any house and condition. I have a home that I have lived in for 3 years, I put down 20% of the price and don't have any late payments or anything. Currently I have gained about $10,000 more in equity. (a little over $40,000 total equity).

My question is how much do these people rip you off when you decide to sell your house to them. Reason for asking is that I have to get the hell out of this neighborhood. It has gone to shit since I moved in. Just today someone house was broken into right across the street. I doubt I will be able to sell it in the market due to the break-ins, but I know I better get out of here before it gets any worse. All I really want now is to get what I paid for it back in 2003 so I can at least get my down payment back. I have a pretty good suspicision that places like home vesters don't give you the full value for the house, but does anyone have any experience on how much they low ball you?

Remember thay are going to buy "wholesale", probably give you 60-70% of current market value less any needed repairs.

Only way to find out is to call 'em.

Since they expect that you are calling them because you can't sell your house, expect a lowball offer.

I think you should list your house on the market first before you try any of these places. There are plenty of investors that will buy your house for cheap so no worries, you can always unload it. Hook up with a good real estate agent and market the house. I do a lot of financing in your area and work with many agents, so if you need a good agent, holla.
