thanks all, we plan on buying a bigger and much more expensive house in the next 3-5 years or so. Mrs. dallison told me to watch out, that there will be more plants and not cheap ones

It is more difficult to do this as some of you have found out and have done.

Living in a family neighborhood where people take care of their property but don't go to the extent that we have, we should have a slight advantage in selling against comparables in the neighborhood. We are trying to not be the most expensive house, but it doesn't hurt to church it up a bit.

i would guestimate the expense at about $1000-1500 in plants/soil/mulch. It could be much more but you know how that goes, you think it's one cost and it turns out to be much higher.

I thought the same thing but more than gave away all the upgrades we did.
Oh well, upsizing nearly 100% in size, having a 1/2 acre lot vs .06 acres in a quiet tree-lined neighborhood & cutting property in half is worth the loss to us.

Looks great Dallison I can't wait to own a house that I can do yard work in. This is the first and last time that I buy a townhouse with a HOA. What a waste of money and a PITA. I am currently looking for a lot by where we live. Have a few that I am going to look at.

Im in a townhouse with HOA and I agree that it sucks

I am fairly lucky I guess because I do have a modest 1/10th of an acre which is decent for a townhouse. I have to maintain all of my own property and still pay the HOA for them to be a PITA, use of the pool I don't use, and use of the tennis courts that have been converted into a skate park

I vow no more HOA for my family

I still don't understand the no-fence thing; I couldn't deal with that! Not that i'm an unfriendly person but honestly I don't think I want to see neighbors everytime I go in the back or side yard.. that and if I wanted to liberate my clothing whilst using the hottub........ there'd probably be some people who weren't happy.

But nice yard & plants! The before pictures made it look very vanilla; the added plants/bark give it a nice look
