going to make an offer this week

How long it's been on the market?

Offer $200K and see where it goes from there. Give yourself more room to negotiate unless you already have a top price in mind.

In the bay area you'll get a very nice cardboard box for 200K.

actually that depends on the area. every condo in this development was pre-construction sold, investers are making 20-30k on the re-sale (they are putting them on the market as soon as they close)

its been listed since 7/18. the only reaon i dont want to haggle to long is my lease is up at the end of this month, and this is the nicest one at this price.

ya, i know. i sold a house 2 years ago here for 140,000 (1350sqft), and now houses in that neighborhood are selling for 190,000-200,000. (20 year old houses)
i want new construction also. this is also a gated (manned) community. there are more sapcious condos/townhomes in the area for a little less.... but this is the nicest

Yup, 200K MIGHT be just enough for the down payment for a studio condo. You need to be making six figures in the Bay Area to own your own place

the sellers took this one off of the market. damn. anyway there are 2 more that are exactly the same except they have ugly peach carpet, but they are $7,000 less. so i was thinking of purchasing one of those and just installing the same tile or wood. but if install wood should it be the same color as the cabinets? i think that might be to dark.....

Yeah don't get it too upgraded. Builder kills you on upgrades. Also read the contract very very very very carefully. Too many times have I seen closings fall apart because the builder charges a fee of like $20,000 cash that the lender won't finance.

I dont think so. It should appreciate as fast as any other home/condo in the same area.

i'm not buying from the builder. all the condos here were pre-construction sold. they were mostly bought by investers

Not true at all.

You will in most instances see appreciation with a new home unless you are over paying to get into the home.

The only hype I'm aware of are an average of a 28% gain in real estate values yearly, for the last 7 years in Sarasota. This year alone, the values of a like properties from Jan. to the present are up 44%. I wanna jump in, live there periodically and sell after two years to take advantage of no reportable capital gains.
