The house looks great! Coming together really nice.

You guys are making me miss South Florida a lot. I have three great friends down there, two in Miami and one in Cooper City. One just bought a condo on the Ocean. Nice! It`s been about five years since I`ve been down there, and the guys are begging me to come down they are telling me about the new restaurants and that they are yanking Mahi out of the Ocean. I definitely miss the fishing and golfing. But I don`t want to go for a weekend but want to spend a couple of weeks and hang out and enjoy his new house and of course his new fishing boat.

I just got back from Greece and your Villa would fit perfectly in our neighborhood on the sea.

Painted the trim today, swapped hinges, redid my tablet mount, and did 75% of my pool pump surround.

Trim brightens things up but I still need to wash the window to touch up the main door. Hinges were pretty easy and while minor, make the project look complete and I was able to sell the wife on the safety side (despite our house being basically made of glass) so double plus. I hated the square handle but got a square Z wave lock to match so I didn't have to replace it but it failed today. Spent 2 hours taking the internals apart and putting it back together but it's some crappy Dynasty brand so it still isn't smooth and no guts available for replacement, like Schlage

New satin nickel left, old gold and painted ones on the right.

Tablet mount looks more modern now, Plexi/Lexan painted white on the back with Velcro to hold the iPad on, which seems damn strong. It swivels and tilts up, almost disappearing under the cabinets.SESTjZI.jpg

I have to finish the pool pump box because or my wife is going to kill me, freaking lock sucked my day away and I'm slammed with work so I guess it can wait.

That is a wicked nice house! I love the floors but would have to admire them in your house. Our dogs would hate us for having slick floors when wet. i love the houses out of FL and CA for their design and use of stucco and brick.

Made one last trip to Lowes, which if you live down here, you know that was no small feat today with the hurricane and people buying water, wood, screws, etc to finish this up. Stained it 'teak' with an all in one because my wife didn't want shine, I think it needs shine. Installed some struts but they looked a lot bigger online so I need to buy some bigger ones but overall, very happy with it. The right side on the CBC wall is a little high so the gap is uneven but Lowes had no more tapcons so I will have to fix it later.

Terrible pics in the dark but I was excited ha. Not sure why it looks so crooked, level showed it was level, hmmm...

Looks great, might have to hit it with a protectant (matte) anyway though, it looks stained but dry, which will get eaten by the sun.

Nothing major but starting the tear up of the beautifully converted garage tomorrow. Floor is going up 5 inches, doors raised, electrical raised, etc and then being put back together but up to code this time. Still want to do a sheer decent water fall in the court yard, blow out the back fence to gain the extra 2-300 sq feet of yard we have, and find room for a projector, inside or outside but we need to save a bit after the $20k garage repair

Dogs are enjoying the cooler weather

Picked up a cool fire table and added some glass instead of the coal like things and grabbed a cheap sofa set until we find a nice couch (well until we find one and can drop $2K plus on it). Need to find a cover for the propane tank though.

Added under counter RGBW Smart Light strips that can be controlled via phone, voice, or tablets around the house. I'm going to swap out the LED bulb above the sink and sync it to the two sets of counter lights so they all have the same color and turn on together.

Made a pool solar cover roller and picked up this $200 timer, transformer, GFCI plug and switch box for $30 off CL but it didn't come with a cover. I found a new replacement cover but come to find out, the cover was too large so I'm not sure what to do. I really want to update my current rusted timer box and condense the 8 boxes or so into one or two but this doesn't look promising; might cave and buy the box for $200 and add z-wave...

What are your thoughts on the screen / projector project? That's next on my list. I want put up the canvas on the other side of the pool and have the projector mounted in the canopy... still throwing ideas around.

Thanks guys and I'm not sure on the screen, something I really need to start researching. I, ideally, would figure out a way to mount a drop down outside by the pool but my problem is shade, I don't have much of it so it's not ideal. We've been sitting out by the fire on these cool nights and watching a movie would be incredible. I already have speakers mounted for the pool so while the sound would fire the wrong way, it could work and would be a def starting place.

Inside, we mounted our TV on the side of the fireplace but I really don't like it there but short of mounting it on the wall 24 feet away, I don't know where to put it. Playing with the idea of putting a 100 plus on that wall so far away though, gets a decent amount of shade during the day too. Wife would be happy to get rid of the TV mounted by the door so a double win. For me, the screen is the big issue than on to researching the projector (research is my favorite part).

Speaking of researching, anyone have good luck with outdoor cameras? I'm tempted to go for the Nest, just because of the brand but I don't want to pay the monthly monitoring so I think I need an IP that can integrate with ST. I would like one on the back yard, back of the house, pool, and driveway. I'm thinking I may pick up a Ring Pro on BF to cover the drive, just not sure it will be enough.

I know you had given me some advice on salt and in case you missed my post in here, I installed a generator a few months ago and LOVE it. Wife loves the "softer" water, our FC is lower, and best of all, I do so so little now. Before I was at the pool store once a week and was storing lots of chlorine and acid, now I only buy chlorine before say the hurricane to bump it up in case the pool gets trashed and have cut my acid use in half. FC stays at 4-5 without fail and maybe a cup of acid a week, so much better. I'm not sure where you're located down here but I'm more than happy to come help you install it, took me 2 hours but most of it was due to a faulty SWC that leaked. I would say a normal install shouldn't take more than 30-45 minutes and hit up discountsaltpool dot com, great prices, great service, and highly recommended on trouble free pool.

I've always been ok with loud music from my neighbors but a movie would be weird. None of my neighbors have ever really done that.

one night we were watching wedding crashers or something and had to crank the fuckin volume SUPER loud to hear...
my roommate went out for a smoke and was like, dude, it's playing out here too! This was after like an hour of the movie.

You're not too far from me; I'm in Ives Estates (Miami) just off I95 & Ives Dairy... +/- 30 mins tops.

I'll definitely take a look into the salt water conversion.

So far, so good on my end with pool maintenance. Hasn't been raining and or been windy for a while now; so no reason for debris getting in there.

I'm obsessed with the projector idea... our back yard is screaming for it when your sitting in the canopy looking over the pool. The way the homes are laid out, our single story wouldn't be affecting anyone as we're surrounded by 2-story homes with their pool layout(s) being in the front; technically, their backyard is in the front were all the activity takes place; if that makes sense. Speaker arrangement will be within the canopy of course, so we have more options similar to a conventional indoor home setup - sorta.

Yup, that's a legal battle that's coming; they want $5k to fix their year old work and told us to sue so....I don't want to and we will probably just break even but we shall see. The GC that sub'ed the roofer out is doing some work for me but first providing a written statement that the roofer was supposed to grade the roof and was paid for it.

Definitely made out of vinyl tarp which is very inexpensive.

Heading out back now to take measurements.

The furniture had no back support but I'm not sure what 1stGenCL's setup is like. However I was commenting on the photo and what was given. Not sure the size of the projector he'd go with but to have it all the way across the pool might be a lengthy distance. Again no idea his setup but based off the pic. Also seems pointless to sit around the pool to watch TV. The pool seems more of an encumbrance IMO.

That dashboard looks really good. Maybe I missed it earlier in the thread but what have you built your dashboard with? Is it just a web interface or an app? I am really interested in building one of these once I start getting more and more things connected.

Nice work on your projects! Sucks about your roof, but glad you made it through the hurricane mostly unscathed. I especially love the up-lights on your trees and the fire table.
