Closed! Home renovation progress

Wednesday May 26th my fiance and I went to closing on our first home Its on a 1/4 acre and its 1200sq ft not inlcuding the basement. Plenty of house for us seeing as though we are only 24. Its a 3BR 2 Full Bath right now but when I'm done with it, it will be 3BR (including master suite) & 3 Full Bath. Pretty excited to jump right into the work. I will be removing the old chain link fence and putting up a 6ft privacy fence this weekend. Since I have a rehab loan, an FHA approved contractor will be doing some work (new roof, Ac unit, refinish hardwood floors, etc) for the next two weeks.

After he is complete I will change all of the locks and door knobs. My father and I will be finishing my basement, knocking down a few walls to make a master suite, larger master bathroom, and master walk-in closet. I'll also run a home network with wired ethernet capability in the basement, bedroom, and office. Going to create a breakfast bar, add granite countertops, and new appliances in the kitchen. And of course paint the whole house while add molding around windows and doors and maybe some crown molding depending
on our budget. We are really amped about this whole thing. I'll post some progress pictures along the way.

Thanks everyone! We've alotted 30% extra for unknowns in the budget. I hate surprises and being broke LOL Everyone of you who post stuff in here help someone like me with day to day decisions. So thanks for all of the information you put out there and hopefully my information will help someone the same way!

23 y/o with your first home deserves mad props. Certainly as sound an investment as anything else right now and more so than the stock market LOL. Plus, you need a roof over your head. I'm gearing up for major home renovations this summer, new travertine flooring, granite countertops, 12 and 16 foot sliding teak doors to the front and backyards respectively, new master and guest showers, and italian carrera marble for the bathrooms (walls, counter, floor). 3 months of hell but will be worth it once it's done.

Hey weird question here: Did we meet at a gas station on Quince Orchard Rd. about a day before the College Park Tuning Meet. I am a tall crazy good looking white guy with a 3g Anthracite TL.

Thank you, I've always been a bit more mature for my age than others and with the current state of the market I just couldnt pass it up. I had to get my finances together and do what was right for my and my future family's future

Your house sounds like it will be a model home when you are done with it! i can't wait to see it..

I'll start off with a picture of the kitchen. This is what it looked like when we first got there.


This is what it looks like at the moment.



More pictures will come once I get the camera fixed! The plan is to tile the kitchen with some tile I just bought. Put up new sheetrock where we removed it. We are adding about another 18inches of space to the kitchen because we are adding a dishwasher next to the sink. A new 30" (as opposed to 36") sink base cabinet will be put in to help save space with the addition of a dishwasher, new fridge, and I will be putting a 18" wide floor to ceiling pantry in to box in the fridge. Will also be painting and adding granite countertops.

Your remodel plans are making my head spin....we just bought a house as well and doing lots of work. Not quite as ambitious as you, though...LOL.

We actually had to turn our water off last night because the spigot outside was leaking. We put a temp fix on it, but need to call a plumber. There's always something.

LOL yea there is ALWAYS something. When we turned the water on for the first time about 3 or 4 pipes were leaking into the basement. I guess thats why it was gutted out when we bought it But I was able to find where they were leaking and replace those pipes. I may just price out how much new pipes all around will cost. Or pipes that NEED replacing.

If I lose my ambition nothing will ever get done since I am doing everything myself with my father's help. Plus the Ms. wants to be in by July 1. At the rate we are going we'll have everything but the basement finished by then.

Thanks! I actually already gutted the wall between the two rooms that will create the master suite. Next is to make the master bathroom bigger. My father and I can knock this kitchen out in a day and put the finishing touches on the master suite (i.e. closet, sealing off one door, etc.) in a day. But the master bathroom might take a week since we are adding a showerhead and double vanity, and bumping in out 3 feet. Lots of tiling is going to take place LOL

I'll get some pics of that stuff tonight!

Added Breakfast bar


Waiting on a plumber and electrician to add lines for the dishwasher and plumber to add a line for icemaker. Then we will complete the kitchen. All of the appliances SHOULD be delivered today

Meanwhile..... While we wait for the plumber and electrician we have been workin on the master suite.
Here is a picture of the wall we knocked out. It was taken from the current master bedroom, into the second bedroom. It used to be a closet.

Here is the new walk-in closet we are building in the old master bedroom. The master bathroom will be extended out as far as the closet comes.

Doing some demo to this master bath while we are at it.

Nice, I hope you put some installation in the kitchen with cabinets on the outer wall. I my house it's the coldest place in winter, I can feel the cold air on my feet when doing dishes.

Thanks, we put some back there so we are good. There wasnt any back there when we ripped it out though LOL

Thanks! My father and I have been waking up at 5:30 everyday working on the house trying to beat the heat. I am super pooped. Still working my fulltime job too It's all worth it in the end though.

Here are some pics of the bathroom gutted. I wound up taking up the floor and shower pan after this picture too. Got some cleaning to do of the studs.


Microwave is up! next up is to tile the kitchen floor install all appliances and then create the countertops.

It helps that I haven't moved in yet and know how to do most of this stuff myself. If i was living there I'm sure it wouldn't be coming along like it is.

more progress made Friday before my dad and I went out of town for the weekend.
Closet sheetrocked


Bathroom still needing some TLC


Did most of the kitchen tile. Installed dishwasher.




The apple of my eye and personal project I researched and researched until I had dreams about doing it. The granite tile countertops



Black sink test fit. Have to recut certain tiles for it.


Test fitting the pole on the bar.

Kitchen almost finished. Just need to grout the other half of the floor, installed the backsplash, caulk some areas, put the finihed edges on the countertop, seal the granite grout and floors, paint, and cleanup. Will probably wait unitl end of next week to finish that stuff because a contractor is coming in next week to refinish the hardwoood floors. Will probably change those cabinet knobs too. They came with the house.

Thanks! & I know its July 1st already but with the government approved contractor having to do the floors this week, we had to halt working. That held us up. Still have to do all of that stuff to the kitchen and finish the master bathroom.

Took a little break on the home renovations but I am back at it for the summer. Here is a picture I snapped of the master bathroom. Sorry for the cell phone quality. I put in the shower door yesterday. Planning on painting tomorrow.
