Congrats! I think you've already done more than I have. I need to start painting, the lawn is still in need of recovery, need a new side door for the garage, need to repaint the front security door, need to buy a fridge, and need to get the A/C checked out. The damn thing stopped cooling!

The lawn at my place is dead in the front, and nonexistent in the back. I'm not worried about it. It's not a priority for me. I'd rather update the inside of the house to my tastes before fixing the yard....but it'll happen eventually!

I can save on my water bill for a while at least, lol!

The ceiling was a to paint, and it needs a second coat. I bought a roller with a tray on one side which kept paint from splattering down, but prevented me from being able to paint the edges. When I apply the second coat, I'm going to have a regular roller handy and hopefully things will be ok.

I'm not looking forward to painting the living room ceiling, that's for sure!

Congrats! I'm still waiting for my A/C to get fixed. All I can say is I'm so glad I listened to my realtor when he said to consider buying a home warranty. I found out that the compressor kicked the bucket. So spending the $360 for the warranty + $55 trade call fee saved me $1200!!!!

The A/C works BEAUTIFULLY! It was even able to keep the house somewhat cool during the move-in process (though it ran non-stop for almost the entire day).

I'm glad to hear the home warranty paid off! The selling party bought a home warranty for me, but I've always heard that they can be more trouble than they're worth and will find all possible outs (who wouldn't?) in any given situation. But, since I have it, I'll definitely pursue them before repairing anything (that they might cover) myself.

All in all, I'm pretty happy. The last thing to do is to adjust to the commute. Bleh, but I think it's worth it.

^ Of course!

Most of it is going right back into the house. Going to re-do landscaping. If you saw the pictures, the back yard is a f-ing disaster. The front yard needs sod and a little TLC, but it's nothing compared to the back yard.

As far as the back yard goes...

1) Completely gut it (rip up concrete, pavers, brick, etc.)

2) Rent a Bobcat to level the back yard. One of the previous owners decided to terrace the yard, but they didn't do it properly and the ground slopes TOWARDS the house.

3) Build deck

4) Re-do sprinkler system

5) Grass/sod

I'm sure there is more...that's just off the top of my head.

^Very true. I can at least do demo and get all the non-plant/living items accomplished.
