Appraiser coming tomorrow

the appriaser is coming tomorrow, anything in particular i should point out to him to help increase the value of my place? or is it really mostly out of my hands?

They basically measure for sq ft. look at general condition and pull comps.
Don;t know there is a lot unless you have hidden systems that go beyond the comps in your area.

This. Odds are it will not help much... especially in this market where they seem to be lumping everyone together... but can't hurt!

Pretty much. And what sucks these days is the comps themselves. One distressed sale anywhere around can pull you down. Not much you can do but hope you hit your number. Good luck!

Follow him as he walks around the house and assure him enthusiastically (3 or 4 times) that the house has never been the scene of a murder.
While walking around the outside of the house, let him know that you know for a fact that there are ZERO bodies buried in the yard. Make sure to sound proud of this.
