They basically measure for sq ft. look at general condition and pull comps.
Don;t know there is a lot unless you have hidden systems that go beyond the comps in your area.

 

Feel free to point out any/all upgrades you have done to the property that distinguishes itself from the average similar home in your area.

Pretty much. And what sucks these days is the comps themselves. One distressed sale anywhere around can pull you down. Not much you can do but hope you hit your number. Good luck!
