Anyone own Rental Property??
Hello,
My fiance' owns a home in Nevada and her current tenants are moving out at the end of the month.
They have been there for one year. In that one year, they never fully paid their security deposit. Also, they were rarely on time paying rent. I stayed away from this situation from the start because my fiance was just worried about getting the mortgage paid vs. a rental headache.
Now, my fiance is getting calls as a reference for her current tenants.
How honest can she be? Is it similar to a work situation where you can only answer certain questions? Can anyone give advice on what can be said? I would appreciate it!
After October, this rental property will be "ours." Not looking forward to handling renters.

thats a tricky one. Since they're current tenants you run the risk of having them retaliate against your property if they find out that you don't give them a favorable reference.

Id be semi-honest.
Id say they didnt pay on time all the time but kept the property in excellent condition so you would let them stay again.
Your goal should be to inform the new guy but make sure the tenants gtfo.

Thanks for the replies. She kept it simple and had the same mind frame. (just wants them out) I'm going to help her out more with the next tenants as far as the contract stuff goes. ( she didn't have any penalty fee's, references, etc. )
