You walked away from the MDX with no out of pocket, good. Then the new car was $49,000 sold to you for 43,000, (12% discount) you gave 3,000 to reduce the cap to 40,000 & the lease is based on that? Money factor & mileage allowance, 36 months?
Good plan on no extras, lots of people get wrapped up in that. DOC fees are a bit steep & usually can be hammered down, they are pure profit to the dealer.

I really wanted to finance such a low sale price but I’m still paying off my wife’s car whose monthly payment is double this lease payment!

Since there was no official "pull ahead" promo for the TLX, Acura paid off my MDX. I don't think this figured into my lease calcs as they were just doing me a favor to mimic a pull ahead program for any car other than the 2021 TLX.
Negotiated purchase price was < $43,000 and the remaining $1500 of my downpayment was first lease payment ($415), doc fees ($699,), title/registration, tire fee, etc.
At that purchase price, I seriously considered financing at 1.9% but payments were well above $700/month. I couldn't break the cycle of leasing because I didn't have a car to trade-in for a big downpayment.

That's what I saw when I started shopping. Remember that the national lease offer is only for the standard TLX and the monthly payment never includes the tax in advertising.

They didn't show me but I took the numbers home and did my own calc. My estimate was that it was 0.0018 (4.25% APR) based on the contract numbers.

Doc fees have been routinely outrageous in NJ. Not sure why doc fees are even required for a lease when you end up returning it at the end of the lease anyway.

With a shortage of good used cars the dealers must be salivating at the thought of someone turning in their lease especially with low mileage. I would seriously consider shopping the car around. Don't let them just take it off you by waiving 3 car payments. The used car market is hot. I visited a few dealers recently and with 7 payments remaining they were all eager to take my car off my hands.... Push for a big discount on the next purchase if you are giving them your towards the en of your lease.

I have to correct my earlier lease deal details: my cap cost red was not $3500 but actually $4500 as I forgot to include the $1000 Acura loyalty rebate. I always mentally block it out because it didn't come from my pocket but it should always be included in the details as it reduces the monthly payment. So the deal was with $4500 cap cost red and the total to dealership was more like $6000. Another reason this is important is if you don't currently have an Acura, the best you can get is a $500 conquest rebate and not $1000.
Looks like my deal is merely "ok" instead of "great" now.

I leased a 2021 TLX Advanced FWD. They didn’t have the AWD I wanted in stock and at the end of the day I’m in Florida in the winters so didn’t really care.
I traded in my 2018 RDX Advaced AWD which was also leased. payments on that was $476/month. Turned the car in with only 30k miles on it.
I got the TLX for $44,230. Dealer purchased the RDX our of the last 3 months (so roughly $1,430 of lease payments) and I put $2,500 down. Payment is $565 on a 36 month lease.
All this math stuff makes me my head spin. Did I get a good deal??

Yep plus the $1000 loyalty and another $100 thrown in by the dealer.
Only thing I couldn’t get them to throw in was the all season mats which I purchased. However, I had the RDX carpet mats and unused all season rear tray that I didn’t give back 🤣

The deal seems "fair". It sounds like your cap cost reduction was zero (ie. you only paid $1400 out of pocket). Is this correct?

I don’t know what to look for to find the money factor. As I said above I put $2500 down. Then Acura loyalty was another $1000 and dealer threw in $100 for total of $3600 off of the reduced sales price.
