I think I'm more nervous about holding onto our current house and renting it out.
Probably to my bro.. not even going to put juice on him.

Just in equity and current market could make about $500 extra over mortgage and taxes / mo.
I'd feel a lot better selling house and putting equity back into the new house.
But at some point old house will be paid off and it'll be steady cash stream.
