Locally (and this is in Georgia nowhere near the coast) tear-down houses on 1/6 to 1/4 acre lots are going for $500K+ just for the dirt in some places.

State income tax here is 6%, so anyone approaching a 6 figure income can usually itemize anyway.

Yep...house prices here are 90k to 150k for starters...150k to 350k for move-ups...350k to 550k for higher customs...and 550k plus for the real McMansions. That's Fort Worth, Dallas is a bit higher in all ranges.

Yea...that's happening in University Park and Highland Park (the "Bubble" encompassed by Dallas around SMU...and their main residential street made the local news a few years back when the first black couple moved in on Beverly Drive (not counting the hired help for all those years...)

We get the property taxes...on a 171k house, property taxes are about 5k with your exemptions.

Heck, I looked at georgia once...called by the State Licensing people for vehicles. Nice lady explained that "Honey, he-ure in Jaw-ju if it moves forward, backward, or stands still, we tax it!"

Well, there you go. You don't hit 5K in property taxes here unless your house is worth about 750K or so.
