I think my problem was I only used the fire ant stuff which doesn't kill anything else. This time I used the general stuff which takes care of all sorts of other ants and bugs.
when the big box stuff doesn't work, go professional grade... it also works great on mosquitos... i spray my yard every month...

I forget which product I used but basically a white powder based poison that you put 1-2 spoons over each little ant hill, no need to water. Worked pretty good. Home Depot.

the talstar i posted will also take care of fire ants... you will need a slightly higher concentrate and a slightly moist soil for the stuff to work... i found a mound 2 wks ago when i was cutting down the overgrown bush and shrubs behind the tennis court...

Well, one of the newer owner's in the neighborhood are changing up their landscape. What does that mean for me?!??! Myself and a few other unlazy neighbors were invited to dig up some $300 10' foxtail palms!
It sucked, but in the end, well worth it for some free landscaping...today I poked holes around the bases and filled with milorganite...should make the trees pretty happy!

I was lucky enough to pick trees that probably weighed 200 pounds so I was able to pick them up myself. My neighbor picked the 400 pound one that we had to use breaker bars and straps to lift with 4 people. I hope after all that effort, they all survive and don't go too badly into shock!
I caught a cold Sunday...so I waited for my Dad to come lend a hand to dig the holes to put them in the yard...was gonna do street side but he said that's a lot of effort for other people to enjoy seeing our work...so we did it in the yard where we would see them and enjoy them every day.

spent some more time in the garage, freeing up some shelf space for the kid's stuff...and to clear up her closet. Got another wheel rack to store both sets of oem left (after I sell the type S wheels).
Also, had a failed led light from China...decided to order another one and went around and put RTV on all of them...should NOT leak water in anymore.

Here's the spot I picked for the 2nd rack. high enough up that it won't interfere with anything since it's wasted useful space.

Shoot. My neighbors are cool. I mowed my neighbors lawn because his wife had a baby and I know how it is with a toddler and an infant.. He never mowed mine though. I miss my old neighbor... My brotha we would take turns mowing each other's lawn..... Then he got evicted and I bought the house I'm in now.

and yes...same criticism my wife has. LOL...
if she washes her hair, I have to take a cold shower. 30 gallons ain't gonna cut it...we're upgrading to 50 gallon before Z hits teenage shower time.

My house has an instant water heater. Sucks to have to wait a few secs sometimes for the hot water to arrive but never running out of hot water and having no tank to keep hot and leak are benefits.

I doubt I'll ever go tankless...
for 2 people, makes sense...but what you pay for in standby time on the newest iterations is minimal in comparison to 5-10K heating elements costing $1.50 an hour with a teenage daughter and wife.
Rule of thumb for recommendations was that unless you barely need HW, or need closet space, stick with a conventional water heater.

Yes the tank can leak but that's a $500 replacement not a several thousand dollar replacement. The newer high efficiency heaters are just as good as the tankless from running cost (tankless pulls energy for a shorter duration but it pulls a LOT of it) standpoint and are cheaper to repair/replace in case it ever needs to happen.

My tankless was already in the house and is electric so until it breaks it's staying. Once it breaks we'll see. Operating costs aside, a good leak on a tank may cost thousands in repairs depending where the tank is too, so you can't just compare the cost of the units. I suppose the pipe connections on a tankless could leak too but in my experience when a tank leaks it's far worse and if it's in a closet or 2nd/3rd floor your screwed by the time you see water running out. Both have pros and cons. Best place for a tank is garage or laundry room IMO.

LOL...well, ANY pipe/fitting can burst so really the only way to guarantee no leak is to go waterless and step your game up to an outhouse.
If I had it already, I would not remove it...but I will not go to the expense of upgrading wiring to accommodate for something that may or may not cost me more to run.
WH is on a concrete platform in the corner of my garage too...although I do flush it once a year to rid of sediment and i'd notice the rust drips if it looked like it was gonna fail. Insides are glass so it probably wouldn't even be the failure point. We also changed out main shutoff to the house to a quarter turn to make it uber easy to kill water in case of emergency and I always shut if off when we'll be gone from home more than a few days.

If you already have it then cool, no reason to switch until you need to.

My tankless is in the laundry room, which used to be the garage. Previous owners added a wall. We've since added tile baseboards but if anything does leak it can go into kitchen/living/dining room. It's a one floor ranch.
