My first tenants sold their house in Hawaii for 760k, moved to Austin, paid for the full year lease, but only lived at our spot for 6 months
The other tenants we were considering made a combined salary of 190k, husband a sr tech marketer and wife was director of nursing floor or some shit
Had 10 year rental history, one school age kid
They had so many delinquent payments it was asinine, credit was 500-600 for both
They were literally late on every rent payment, which is awesome because they would pay over 100 in fines each month
But we played it safe
Our current tenants are from NM, they don't make a shit ton but just remodeled and closed on their home for close to 400k in NM
Came to Austin to open a bunch of franchises..
