Here are some progress pix:
Day 19 - 08/18/2012 - You wanna go upstairs baby
So they framed the top floor....they still gotta put a roof on but the framers were telling me, all the framing should be done by Tuesday....
So it all started 3 weeks from now...Monday will be 3 weeks....and in 3 weeks they got the home up
So next steps are HVAC vents, plumbing, electrical, etc....
Here is how she stands
The neighbors house is almost ready....not sure if its sold or the builder is making a spec on that lot....I so wanted to edit that last shot but resisted the urge.....dont know why they blocked off the downstairs windows and kept the upstairs window open

It amazes me how fast they put that together...
I have a feeling they cut out the upstairs windows immediately to be able to pass wood upstairs from outside AND because now that the finish work will be starting and they'll have tools/material in there...they probably want to limit how many easy accesses there are into the 1 floor for thieves.
Just a hypothesis.

yeah they are moving quick....almost makes me wanna tell them "slow down"....
you know what that could be very very true but there is nothing in there to steal and the front door stub and garage door stubs are open LOL....why come thro the window when you can come through the main entrance like a boss LOL
i thought they had the upstairs window open to get some air thro while they are working....maybe they covered the downstairs window incase it rains and stuff
Will be posting pix from yesterday in a little bit....they are on wifey's phone LOL

In Florida, where we're worried about hurricanes...I'd like to see the entire HOUSE being built out of concrete blocks and cement!
BUT, don't think it would be done as fast, or as cheaply. How tall will the garage ceiling be?!? It'd have to be high for a life, no?

^^^ I have always wanted a full brick/concrete house....NO WOOD....but i heard some horror stories about concrete exploding if the house catches on fire....(air pockets in the concrete tend to explode under high heat exposure)....
WOOD will burn quickly but it wont explode....this kinda made me swing towards the wood....I did not have the $$$ to build a concrete house either ....i cudnt have had been able to make a 20% downpayment and didnt wanna become house broke....
I think the garage ceiling it about 16ft tall...which IMO is pretty decent....but the standard 2 post lift is a NO GO....I would loose my 2 garage spaces and will be able to fit only 1 car in there....so a 3 car garage will become a 2 car garage....
I am still keeping my option open for the scissor lift thow....they dont jack the jack up tooo much but decent enough to perform all the stuff on it....lets see how it goes.....
EDIT: you know how it goes with the list of wants....its never ending

What material are they placing right over the studs on the exterior? Appears to be Tyvek (http://www2.dupont.com/Tyvek/en_US/index.html). What strikes me as odd as there there isn't a more "ridged" material, like OSB (http://en.wikipedia.org/wiki/Oriented_strand_board) that would have been placed right over the studs, then the vapor barrier (Tyvek).
Would make me awfully nervous if they put a few nails right through that barrier, with nothing after that except insulation and the inside. I assume they will insulate up to that vapor barrier and then drywall on the inside?
See page two of my build thread... You'll see what I'm talking about.

EDIT: I just saw your thread and they do have that stuff put in....they had some rigid stuff and the wrap over it....on the inside we got beams and wood reinforcement....now insulation/sheetrocking/dry walling....

Didn't know that about the concrete either...make sense since it'll hold the heat until it hits those air pockets.
Did you ever end up finding out how much it would cost to have an independent contractor come in and shoot expanding foam insulation? If you don't nab that before they close everything up, you might regret it later. If I was doing new construction I'd be VERY adamant about it.

its the wifey who helped me control....i wanted to go all out
They are shooting foam insulation....the level of insulation will be R50...R38 is the standard city code....so its higher than the city code....I wanted to go a little higher to R60 but didnt wanna pay them more, will have someone come in and do that
the walls are gonna be insulated to R15 level

Wait...they ARE doing expanding foam?!!? or are they doing blown in insulsafe?!? Like, the normal fibrous white stuff?!?! Anything over R30 is considered overkill, but can't be bad to go big AND go home, right!??!
here's a vid of what I'm talking about. Notice the old rolled out insulation which is technically considered BETTER than blown in since it's more compact and has a higher R value per inch of thickness. (although the plastic underlayment would likely be redundant on new wood)

Late to the party, but Congrats bro!!!
The plans look awesome and the house is coming along very nicely.
I can't wait to crash the housewarming party.
Enjoy the process. We built our house about 5 years ago and I think I took 1500 pics during the construction. They've definitely come in handy over the years.

Thanks ya'll....
Hey Parth you are more than welcome to the house bro....and anytime....1500 pictures issss insane and looks like we are on route to be on the same boat LOL....we will be having a traditional Indian wedding with the house warming....so yeah you can crash the wedding as well
Yes, someone will be blowing in foam....Jeremy, I think I misunderstood you earlier...I thought you wanted me ask someone to come in and blow foam and not have the builder do it....well anyway glad we got that sorted out....
The lift as I see it is a NO NO so far....i do not want to compromise one garage spot....i can put a lift in the single spot but it will be tooo congested....barely any space to remove the wheels and such....i might do something in the future but not now....
i wont have any space to put in a lawn mower/yard stuff/etc....
now here is where is need your help fellas....
So I get an email from the builder yesterday asking about a Passive Radon System...The system is a 3 inch pvc pipe that starts in the gravel beneath the foundation and extends all the way to the attic—where they would also install a dedicated power outlet.
The passive system allows an active radon remediation system (fan and monitor) to be installed in the future if desired, without mounting the unit to the exterior of the home.
They want $725 for it....should I go for it?? is it worth it?

Thanks for being prompt mang....
the thing with Radon is it may or may not occur over the time....its not location based either....so if the neighborhood does not have radon, its not necessary that we wont have it....
I was thinking is might be a long term "investment" but I cant really justify $725 for a 3" PVC pipe running from the ground to the roof....

cant do that....they will go thro the house at every stage....and if its not in the change order, i dont wanna risk anything....
to a point, i told him hey i can get a better deal on carpets on the stairs (they wanted to charge me $56/yard for the designer shitty stair carpet and I can get the same carpet at Nebraska Furniture Mart for $30/yard) so asked em to leave it as it and will come in a do the stairs LOL but they said "Nooooooooooooooooooooooo"
i know thats the thing with building, you gotta pay what they charge you....you can negotiate but am not sure of coming in at night and throwing a 3" PVC pipe in the middle of the house LOL....

Congrats on your future wedding. I've seen traditional indian weddings on tv, omg they're expensive from what I've seen. They go big in India. Take plenty of pics.
BTW you're builder wants to make a profit. It's jut business not necessarily a bad thing, but at least you get a guarantee/warranty through the builder. I know I'd want to do the same as you if i was gettin my home built.

It really depends on if your area is predisposed to Radon or not, the unacceptable level for radon is like 4, in my house when I bought it, it was over 100

we were planning to go to India and do a formal wedding....and hell they are expensive....also because you have like 500 people in the wedding plus an atleast 3-4 day function plus since we (Indians) are so very hospitable we pay for the relatives travel/hotel/living/all other expenses for those 3-4 days....so when we got a quote it was coming to USD70-80K for 200odd people and ~100K for 400 people....
i told my dad "i dont want you to pay a dime....its my wedding and i should be forking out everything" and then i told him "why dont we do the formal wedding with the house warming"....
he agreed...now am paying for ~8 family members flight tickets from India and their stay here while the house is ready....its still getting pretty expensive LOL....
back on topic, yeah he is providing the warranty and hence most of the things we are getting thro him....even appliances....
yeah we were thinking of installing this just incase you know....might help reselling down the line as well....

I'm not sure if you've checked around, but $56/yard (with pad?) should get you carpet with gold flakes in it. I put in 30yr warranty dupont staincrap, etc and it was right at $34/yard installed. If you're really looking at $56/yard for builders grade carpet then you should have a serious talk with your builder or take your allowance and shop elsewhere.

what the builder has done is gotten us 4 hours of time with an interior designing company and we are picking stuff out with the interior designing company....this includes all woods/carpets/cabinets/colors/etc etc....
again this is only for the stair carpet....as stairs are a high traffic area there is a different carpet for them....our main level is all upgraded hardwood and the carpets are only in the 4 bedrooms on the upper level.....that carpet we upgraded and it was like 15 bucks a yard for a decent carpet....
our allowance for the stair carpet was like 24bucks a yard....and we went with the 35bucks a yard carpet....and this is from an interior designing company....
Thanks man....
Thank you for the wishes man....
I can get the basement done to my liking for less than 20grand....with a bar and an entertainment center....the builder wants 50grand for it....he is not going to come down to my price so I tell him, will get it done later....
but when it come to hardwood flooring or carpets or granite selections this is where you will pay a lot more to get it redone hence its a good option to pay a little more right now....
Advice #1: My advice to buyers will be, you need to know what you want....We knew the basic things we wanted....for example: Rustic Hickory flooring all over the main level....the builder gave us a pricing, we negotiated and we came to an agreement....things like carpet, put an allowance on there so you can negotiate on the overall pricing....we didnt put an allowance and hence no more room for negotiation....

Jeremy, another thing is, there is a change order for all the changes we are making....we still have to close on the house....so there will be another round of negotiations
i am hoping to get some prices worked out around that time as well....I am a cheap guy....I hate spending a penny more where its not required

he agreed...now am paying for ~8 family members flight tickets from India and their stay here while the house is ready....its still getting pretty expensive LOL....
back on topic, yeah he is providing the warranty and hence most of the things we are getting thro him....even appliances....
It'll be a nice wedding anyway you guys plan it. Can't wait for more updated pics of the build.
