Pool update **New Pics: Page 6 (bottom)**
A while back I asked if anyone had a pool, and we were going between an inground and above ground... then all of the options in between. Well, after about 6 weeks of interviewing 4 builders and meeting with references, visiting other pools, etc... we made a choice and went inground.
Turns out our community only allows inground anyway, so it worked out well!! They broke ground last Monday, and the pool is already dug out and waiting for steel and plumbing, which should start this afternoon or tomorrow. Unfortunately I left for business last Tuesday, and my wife has been working late (middle of an audit) so I didn't get as many pics as I would have liked, however, we were able to snap enough shots of the progression that it flows well. Enjoy....

too.Yeah, deck is pretty big. The builder messed up and made it bigger then it was supposed to be... but we were glad b/c we will use the space (and it was their mistake... so it didn't cost us a thing)

Is there any disadvantage to pouring a pool late in the season? Does the pool have enough time to settle and get ready for the upcoming big freeze?

The ground doesn't freeze here. People don't even close their pools here... they keep them open year round. The pumps have freeze guards for when the temp drops below 32 which automatically turn on the filter and water features to prevent the pipes from freezing... then once the temp goes back up it shuts off.
The only thing we are doing is waiting until all of the leaves are off the trees before plastering the pool b/c I don't want the leaves to stain the brand new plaster. Going forward we'll have a leaf-guard cover... so next year it won't be an issue.

Base is 32k Damn,,,, I work for a pool co in Vegas and out BASE is 23k. but that is without a spa or anything. That is a hole in the ground with a light, plaster and water.

Cool, I had gotten a quote of $82K for this type and kind of area for a pool, here in the Bay area. CA sucks when it comes to hiring a contractors.

I've noticed prices are typically less in CA, TX, NV, and FL. In Charlotte, there are national pool builders, then the local guys... and they are usually close to each other in price. If Anthony and Sylvan or Blue Haven Pools are starting around $32k in NC... they are probably about that price everywhere else... so if you are starting at $23k, you'd have a leg up at the basic pool... however, when comparing what they give you to what you give based on your post... you'd probably be up and over $30k also to match them feature for feature since all of the builders we interviewed offered a lot more included in the base then what you listed. The light they give us alone is over $1k if purchased and installed separately b/c it's all fancy LEDs and computerized.... so all of the other stuff they "include" may lead to the higher base. None of the pool companies down here dig a hole add the light, plaster and water.
Plus, size is also a factor... what size pool (perimeter and square footage) are you offering for $23k?

One of our neighbors in the community did a pool and they signed the contract at $36k including all of the options they wanted (or so they thought). By the time they were done building they added even more options and changed some things they finished a little north of $50k!! So things can add up quickly.

We have blue haven & anythony sylvan here and they would be about the same as we are here. They have to price according to the local market. If you do it all yourself youll save yourself about 50%...Building a pool is a very easy process if you do it yourself.
Our base is 350 sq,ft, with a 75 perimeter.

FYI, the base I priced above was a 90 perimeter around 520 square feet.... so that explains some of the differences also (besides for all of the extra stuff).
The base on the 75 perimeter through our builder was about $24k ... and like yours, was pretty basic and included less stuff then we got with the 90 perimeter... so prices seem about the same

The guys who did the steel were sub-contractors... and I happened to see him when he was leaving and he said he'd never seen a shape like that and he loved it. We basically took designs from several companies and kind of made our own. Our builder likes it so much that they may start offering it.....
Oh and the concrete was done about 1.5 hours ago... so I have to upload the new pics tonight. You'll see the step/bench design we came up with

Man you don't screw around when it comes to your house! Love it, although if I saw an almost $40K bill I'd faint. Nothing better than having a sweet house and then being able to barbeque, relax in the pool, and have guests at such a great environment. Above ground pools are such an eyesore, you are lucky your community only allows below ground.
Makes me wonder how much those uber pools with the multi-tiers, waterfalls, firepits, and built in hot tubs go for.

Those huge pools with everything built in can be very expensive. Our builder did one that was $150k. Vanishing edge, jacuzzi with overflow into the pool, etc. Freakin unbelievable pool. Whatever you want done can be done if you have the money

A business aquintance does fiber optic pool lighting, its awesome. I checked out their demo - a single fiber run around the edge, below the water lit the pool brigher then one of the hockey puck looking things every 5 feet. There is only a single bulb for the whole fiber, and it's remote do you don't have to drain the pool, reseal the lights, etc. He also showed me a pool they did here that was done with a large starfield effect (like the fiber optic curtains we use on stage) on the bottom and the whole pool was painted(?) navy blue - soooo hot looking. The single fiber is about $1K installed though, and the starfield thing was about half the price of your pool alone...insane.

Yeah, we have an LED light underwater. Does 7 solid colors as well as 6 different light shows (4th of July, Mardi Gras, Sunset, etc). We got it included with our pool, but normally it's about $1k separate. We decided against LEDs under the sheer decents, but the underwater light combined with the landscape lighting we'll be doing will make it look hot when it's all done
Oh, and I've seen the fiber optic starfields on the bottom of the pool... one of our pool books has that. A bit extreme, but pretty hot.They just put in the plumbing end of last week, so electrical needs to be finished, then the coping and tiling begins... woohoo

Couple of reasons...
1) More money
2) You met me several times... I'm a little shit.. so's my wife. 5' at the deepest is plenty
3) We wanted a sport pool, something you can use to play volleyball, basketball, or just swim...figured the pool would be more practical that way.
4) Increases insurance premiums
