We submitted our offer on Sunday (supposedly along with at least one other buyer) and found out yesterday around noon the seller accepted our offer. Contract should be ratified today!
Here are some pictures from the listing:

Settlement is scheduled for June 15th!

Actually, NoVA is almost as expensive as places in So Cal...unfortunately.
MrSteve, absolutely gorgeous, when did you move to Ashburn? We are up there 5-6 times a year as that's where the in-laws are

It's all relative. My sister-in-law and her fiance just bought a 2,000+SF house on 0.25 acres with a 2-car garage outside of Omaha, Nebraska for around $150,000.Originally Posted by 949

Ours was in the high $300's

We are on the east side of Ashburn about 2 miles from Redskin's Park.

We already have a "to do" list for the house.
*The master bath looks nice but the tub and shower are small. I think we'll rip them both out and just put in an oversized shower.
*Need to add ceiling fans to the master bedroom, living room, den, and kitchen.
*Need to add a cabinet to the kitchen. For some reason the previous owners left out what I think is plenty room for a full size cabinet on the right end of the kitchen.
*Need to replace bi-fold doors with "real" doors.
*A small fence for the back/side yard.
*Paint
*Replace laminate wood floors on lower level (in den and 4th bedroom) with something else.

Oderint dum metuant.
Those plans sound promising; looking forward to following the progress. And I see what you mean about the cabinets in the kitchen. I remember seeing that when I first looked at this thread and thought it looked odd.

I installed fans in the bedrooms, do you already have a brace in the ceiling with electrical conduit to secure the fans? I went with fans that can blown down or reverse and blow up against the ceiling which feels refreshing, also 3 adjustable speeds and a light at the base that can be dimmed for sexy time. It can be a bitch adjusting weights on the fan blades so that the fan doesn't wobble and your neck will ache from being on the ladder, juggling all your tools, and craning your neck up at the ceiling. Definitely get a buddy to help you, I did one of the guest bedroom ceiling fans all by myself and it turned a 1 hour job into a 3 hour job.
Are you planning on changing any of your light fixtures?
Good luck and look forward to progress.

I put in an over-sized shower in my masterbath. I would suggest having a traditional showerhead (I went with the rain forest style that puts out a lot of water and took out the flow filter) and a hand-held shower head next to it. Women seem to like the hand-held piece and it's useful. I added these 3 vertical spa-type nozzles but rarely use it because it sprays water all over the place and the pressure is far from ideal in the masterbath unlike the guestbath. You need a lot of water pressure to get the nozzles to fire horizontally like a spa. I went with 6 foot tall large panes of tempered glass with a hinged door, looks modern and much better than a shower curtain or sliding door.

I have no clue what the ceiling structure is like. I have scheduled our home inspection for Tuesday so hopefully he can give us an idea.Originally Posted by surfer rick

As for the shower we don't yet know exactly how fancy we'll get but I'm thinking a long large shower with frame-less glass. My brother-in-law lays tile for a living so I'm sure we'll come up with something that looks sick!

Congrats! Home ownership brings lots of projects but they can be fun.
For whomever said VA is cheap, NoVa is crazy expensive. I had a much nicer condo a few blocks from the beach in a much nicer building that I rent out for about half of what I pay to rent a crappy place in northern VA and I hate living here.

Ya brah I went with frame-less tempered glass. If you can spring for it, go with Brizo fixtures. I went with chrome but brushed looks pimp too. I have Italian white carrara marble in the bathrooms, I ran 6 foot tall by 4 foot sections for the walls, 12" square tiles for the floor, and 1" square tiles for the shower floor itself with a two-tone design. You have to be delicate with the marble, don't use bleach or chlorox products and wipe up water stains but IMHO the look is worth the effort. The sizzle in the Steak

So home inspection complete and... the house has polybutylene plumbing.
I got a quote to re-plumb the entire house for about $4,000. We asked the sellers for $5,000 (combined in closing costs and reduction in price) and they agreed.

I wish it was just $300k. Much closer to $400k than $300k although a house down the street from us went on the market a week or so ago and they're asking $415k. Nuts. They won't get that much.Originally Posted by Talbot

Thanks. We moved in June 27th. So far we had all the plumbing replaced (originally was polybutylene), painted just about the entire place, and installed 4 ceiling fans. Next project is likely redoing the deck and then we are going to add cabinets and an island to the kitchen. We've decided we can likely live with the bathroom as is for a little while.Originally Posted by Jakes_tl

I don't know what my deck rebuild will develop just yet. The problem with it is that it is structurally deficient. The joists are about 18" on center whereas they should be 12". It had a quick remodel a few years ago with new deck boards and railings but the job was crap. The ledger board also has undersized bolts and too few bolts. I'm sure its fine for 4 of us to have dinner on regularly (afterall the deck is 20 years old) but I wouldn't want to have 12 people on it.Originally Posted by surfer rick

I'm going to take the deck down to just the support posts and ledger board. Add more joists (our neighbor's deck is identical in size to ours, she has 12 joists, we have 7), replace and add bolts to the ledger board, and all new deck boards and railings. I think if I DIY it all it will run me about $600 in materials.

The place we were renting backed to the W&OD. Literally 20 yards from the driveway.Originally Posted by wndrlst

The new place is still close to W&OD but a little north of it. It's about a 7-10 minute bike ride from the new house to the trail.
Will post more pics some time soon. We've been crazy busy with the house, work, and travel (i'm actually on a plane right now!) Here is an aerial shot of where the house is in relation to the trail:

So I never did get around to posting pictures. The day after my last post in this tread I had a death in my immediate family that has kept me occupied.
In other news though we are going to gut the kitchen and start from scratch
I will definitely post pictures of the progress as it is made. It's a pretty big space (20' x 12') so we have a lot of area to work with. Meeting with a designer today to discuss our layout.
Any suggestions/advice on appliances? Guy at Home Depot said LG is the best they offer these days (better than GE or Maytag). Online reviews seem to say they are better than average but may not be the best. We'll need everything and prefer that they match (french door fridge, gas range, wall ovens, microwave, and dishwasher).
